Before Lending became challenging, a cash offer had less power than a cash buyer would wish. After all, the lender was going to easily provide “cash” too! I heard it often, “all offers are cash offers!’ Today, a cash offer is more attractive but, sellers will expect proof of funds from cash buyers just as they expect a preapproval mortgage from a buyer needing a mortgage!

Is it possible there is so little understanding of the importance of quality marketing that these Seller’s do not understand the detrimental effect on their home sale? Is it possible, they haven't asked to see the listing? With so many homes for sale both Buyer’s and Buyer’s agents are going to make decisions about which homes to visit based on the photographs! wilmington: The “Consultants” Were the Canaries in the Coal Mine!
- 10/07/11 04:28 PM
I’ve often thought that so-called "consultants" were the proverbial "canaries in the coal mine" - the unrecognized harbingers of trouble coming in the job market. Atlanta had a lot of “consultants.” Today, they would belong to that large group we now call the “shadow unemployed.” They aren’t counted in the nation’s 9%+ unemployment figure and are more troubling to me than more recently unemployed. The “consultants” I knew were middle class, educated (sometimes very well educated) and carried business cards. Some had periodic work while some had been unemployed “consultants” for years. But, they didn’t like thinking of themselves as unemployed. The trend (0 comments)

wilmington: Are You Ready for your “bight of the apple?”
- 10/05/11 05:53 AM
Are you ready for your “bight of the apple” otherwise called an offer on your home ? When that offer comes, you’ll want to be ready because offers, unlike apples, don’t grow on trees today. And, it’s normal for Buyers making offers today to already have a back-up plan. That meaning, they’re already prepared to go in another direction if agreement cannot be reached regarding pricing and terms for your home. Often today, that other direction is new construction and there is more of it in Hampstead with every passing day! If buyers are thinking ahead, it behooves you to think (0 comments)
