Specifically about Orange County Down Payment Assistance is Running Rampant
Well, I am not a mortgage specialist, loan officer, lender, and I have no affiliation with Orange County Down Payment Assistance BUT I have successfully gotten money from them for a Buyer I worked with recently and I am constantly faced with people spreading misinformation about their program, probably because the information is confusing in and of itself and partly because everyone involved in a transaction with them must jump through many hoops (the Buyer, the Loan Officer, the REALTOR, and sometimes the Seller, too).  … (5 comments)

Okay.  I am working with a Buyer (well, actually a few Buyers) that needs and qualifies for Down Payment Assistance with Orange County, FL.  The hoop that a Buyer with OC in FL needs to jump through, though, is that the PROPERTY must also qualify.  For a house in Orange County, FL to qualify for the program, it MUST have something APPRECIABLY improved or replaced within it within the last 12 months.  For example, it needs to have something NEW like a reshingled roof, updated electric, updated plumbing, or a new hot water heater.  You can't just use the funds (up … (2 comments)

If you are intent upon getting 100% financing and are eligible for a VA loan or can purchase a home outside of the Orlando area and can get a conventional loan for 100% financing through the USDA Rural Home loan program, then GREAT.  Otherwise, if you are a housing industry professional, a prospective home buyer that needs 100% financing, or someone who has already been helped by private downpayment assistance (Nehemiah or AmeriDream), we NEED YOUR HELP.

Locally, there are many programs to help you get into a home, especially if you are a First-Time Buyer, here in Central Florida.  There are different programs from the different counties (Orange County, Seminole County, and other), different cities (City of Orlando!), etc. that help with getting people into homes.  There are also loans for people with various careers (teacher, firefighter, cop, etc.) that can help with buying a home.  There is even a HUD (Housing and Urban Development) program, that for $500, can get certain people into homes--but there are no homes available at present for that program, only manufactured homes.
