I was amazed to hear this statement from a seller who is facing foreclosure. After you think about it, it seems somewhat obvious, that’s what a seller might think when needing to sell through a short sale.
When you consider the seller has missed several mortgage payments and has limited funds to live on, where would they get any money to pay their Realtor? One half of my sales in 2010 were short sales... Not one (11 comments)

According to Idaho code, a lender who has interest in a property, secured by a deed of trust, has 3 months to file suite to claim a money judgment on the deficiency of a defaulted loan after the sale date.
This is good news to home owners who have either had their property foreclosed on or sold through other means.
