remax nampa: "Funner than Killin Snakes!" - 12/30/09 02:04 AM
I had a very dear friend who used to have some great sayings;
"She's prettier than a yellow dog in a red wagon!", "Some days you're the statue, some days you're the pigeon", "I'd rather be kicked in the shin with a steel-toed boot!".  You know, fun stuff like that.
One of his most common phrases was, "That's funner than killin' snakes!".
Closing deals before the year end and making more happy clients while watching them move into a new home.... That's Funner Than Killin' Snakes!
It's been a good year, but I'm looking forward to more fun in 2010!  … (6 comments)

remax nampa: Should the Tenant Authorize MLS Access? - 05/23/08 03:02 PM
There is nothing more frustrating to a buyer, buyer's agent and even the seller and the seller's agent, than an uncooperative tenant in a house listed for sale!
Just in the past two days, I have attempted to show two listings that were both tenant occupied.  I called and it was an "inconvenient time" for them.
If I am representing a seller and this happened, it is unacceptable!  In this market, if you wish to sell your home, it MUST be available and EASY to show!  "Appointment Only" is unacceptable to me and not having a lock box for access is … (22 comments)

remax nampa: Blogging Works! - 03/18/08 02:12 PM
I posted a blog a while back, What is a Short Sale?  I also posted this article on my Idaho Real Estate site where it was spotted by a prospective client today!
Not only did they find my article, but they recognized me from a Dale Carnegie class we attended together over a year ago! So, he put the two together & told his wife to call me today to help them sell their home!
Utilizing current keywords in the titles of your blogs and web articles can certainly make the difference for SEO and your business!

remax nampa: .............Quotes to Ponder................ - 03/15/08 08:41 AM
I love quotes from famous people....when they make sense.  I hope you enjoy these; from your Idaho Realtor:

"The true measure of a man is how he treats someone who can do him absolutely no good."  ~Ann Landers
"Things turn out best for the people who make the best of the way things turn out."  ~Art Linkletter

remax nampa: One who is prepared has his battle half-fought! - 03/10/08 05:04 PM
As John Maxwell has brought to life in his book, "The 17 Essential Qualities of a Team Player", preparation can be a key for us in the real estate business;
Preparation Begins with:
1. Assessment:  You must know what you are preparing for. Where are you and/or your team headed?  You will need to examine the conditions along the way and determine what price you will have to pay to get there. If you don't, you will be unable to prepare yourself properly.
2. Alignment:  Although you may know where you want to go, you'll never get to your desired destination if you're not … (9 comments)

remax nampa: 3x Results for Achieving Goals...... or NOT! - 02/11/08 03:16 PM
A lot of people don't believe in the power of setting goals and most of them get exactly to the place they were planning... Nowhere!
I believe goals must be attainable, not always reached necessarily, but certainly realistic!
There are 3 outcomes of achieving goals that are worth their weight and then some, just from taking a little thought time and jotting some goals on paper:
1. Reward-  Obviously, if you reach your goal, there is a reward of satisfaction from the goal itself, but often times the reward brings enjoyment to life, whether it's recognition, money to buy that cool gadget or car or simply to … (12 comments)

remax nampa: ....Burning of the TREE.... - 01/13/08 11:41 AM
With Christmas being over, we traditionally move the dried up (real) tree out of the living room, scattering needles everywhere for a great mess to clean up, maybe spill a little water from the water tank within the tree stand and haul the whole mess outside.
Not that we have deemed this as tradition, but I guess it has become that... We cut the tree in about 3 pieces (with a manly chain saw) and then place it in our backyard fire pit and watch it burn so quick it makes your head spin!
This does a few of things:
1. Obviously it disposes of … (4 comments)

remax nampa: 5 Steps to Success.... - 01/07/08 02:01 PM
I will be presenting motivational messages from time to time to my agents in our Tuesday morning office meetings.
I ran across John Maxwell's Five Steps to success (He may call it something different).  I will be sharing this with my agents this week:
1. Develop & Follow Priorities;  So often, we get side tracked with activities that do not match up with our goals or where we truly want to be. First we must decide what our priorities are & then, simply follow them.
2. Make a disciplined lifestyle your goal; Utilizing Systems and routines can save so much time, help keep us … (12 comments)

remax nampa: Ben Franklin's Values - 01/06/08 06:46 AM
With a new year well underway, a lot of us reflect on what changes, goals, new resolutions, etc. that we might make.
I was reviewing some notes in my memo pad on my Palm Treo and found a list of Ben Franklin's Values from his autobiography:
1. Industry
2. Frugality
3. Temperance
4. Silence
5. Order
6. Resolution
7. Sincerity
8. Justice
9. Moderation
10. Cleanliness
11. Tranquility
12. Chastity
13. Humility (which later he removed...He decided he wasn't all that humble and needed to keep it to only 12)
I have established somewhat of a list of my own values and I challenge you to do the same. Some of them mirror Ben's, but we … (2 comments)

remax nampa: What's the Difference between a Belief and a Fact?..... - 01/04/08 01:32 PM
A friend of mine, Wayne Roland wrote this little article and I find lots of truth in it... It's a good time to reflect and maybe take a look at how others may see you in 2008.
Ancient Methods Muddy Mental Waters
Here's a fresh look at an old topic.
How do you know the difference between a belief and a fact?
Fact is, we hold some truths to be self-evident that can add up to little more than mass assumption.  That's reason enough to master the mental skill of observation.  The setting aside of biases, beliefs, judgments, and preconceived ideas ... … (0 comments)

remax nampa: Suggested Reading for 2008 - 01/01/08 05:21 AM
"The Angel Inside" written by Chris Widener
This is a quick, easy read!  A friend of mine in the Seattle area gave this to me on my last visit.  He didn't say much about the book, but just handed me a copy.
I started reading it a month or so ago & I just finished it this morning. Short & powerful, this book talks about creating a Life of Power and Beauty and following your passion, after determining what it is; to set fear aside and ask some basic, simple questions of yourself.
It's all of 111 pages; most could probably read it in a … (0 comments)

remax nampa: Personalized License Plates... - 12/26/07 02:48 PM
When I started real estate in 1996, it was the beginning  of the trend for "vanity plates" and so I wanted something to help advertise my new business.  I went to the DMV and found the plate: "HOME 4U" was available!
I have had lots of comments and I had even used the graphic above in my print ads and on my business cards... I soon became known as the "HOME 4U Guy".
It worked well for a long time & people still recognize the plate around town.  It's also quite an accountability holder when it comes to my driving. I'm an aggressive … (4 comments)

remax nampa: Year-end Client gifts... - 12/26/07 02:15 PM
I've been selling real estate for about 12 years now & I'm not completely satisfied with my year-end gift giving or trying to do something traditional.
I have delivered chocolates, tape measures with "how your business measures up on my list", to just about a lot of other crazy little cliche's.
I'm looking for an inexpensive, easy to deliver, clever gift of appreciation for my clients and those that have referred clients my way.
This year, due to the lack of prior planning, I purchased several bottles of sparkling cider and created small gift boxes contained in a plastic pop-corn bucket (purchased at the … (12 comments)

remax nampa: An Extra 24 Hours.... What will you do? - 12/26/07 01:59 PM
So often, I comment about time slipping away so rapidly, it's like a roll of toilet paper; the closer you get to the end, the faster it goes!
Some days I just wish the world would stop so I can try to catch up...just give me an extra 24 hours!
February 29th is getting CLOSER!
Well, the year 2008 is going to offer that to each one of us.  Yes, it's a leap year, 366 days ahead of us.  What will YOU do with your extra 24 hours?  it doesn't have to be spent on February 29th, but you will have an extra day … (2 comments)
