san antonio home sellers: Keeping My Real Estate Sellers Informed - 09/09/10 12:08 AM
Keeping My Real Estate Sellers InformedKeeping my real estate sellers informed has always been a big priority for me.When I started in the business one of the first instructors gave some statistics regarding what upset clients about their Realtor®. At that time, the number one irritant was "not being kept informed" on what was happening or not happening on the sale.A good agent has a plan to implement for each listing. Although the agent may cover some aspects of the plan with the client early in the sales process, the client will not usually want to know the details of the … (4 comments)

san antonio home sellers: How Is A San Antonio House For Sale Like a Football Game? - 08/11/10 08:05 AM
How is a San Antonio House For Sale Like a Football Game?

Getting your San Antonio House for Sale sign up is the official start of the contest. Selling your house is a competitive activity, like football. Of course it's not a game, but it has several features that make it very similiar to an athletic event. It makes no difference if the house being sold is for a first time home buyer or a luxury home buyer, some of the same principles apply.
Your REALTOR®/agent is your Coach, and their duties include:

san antonio home sellers: Seller's Contributions - 09/01/09 12:16 AM
In the selling of residential real estate, several key decisions made by the home owner affect the outcome. An agent makes recommendations and suggestions, but the homeowner always has the final say in the matter.
Location-Area of the city or county in which the property is located, area within the subdivision (if applicable), cul-de-sac, or corner lot. All of these factor affect the desirability of the home and lot. For some buyers a cul-de-sac is desirable for others, being near a park or play area may be a plus.

san antonio home sellers: Staging Video - 08/13/09 10:07 AM
I'm a big believer in staging a home for sale. When a potential buyer is coming to see the house, it's a big deal. There is lots of inventory and the fact that they want to see your house is great. You only need one buyer.
A showing should be production. Like getting ready for a first date. You dress to impress your date, entertainers dress to impress the audience, so dressing or staging the house for potential buyers is in the same category.
There are great stagers in every part of the country. I just happened to see a video example … (6 comments)

san antonio home sellers: Accidents Waiting to Happen - 08/13/09 01:19 AM
Social observers often comment about our litigious society. Since there are so many comments about it, and people should be sensitized to it, you'd think we would exhibit more care in maintaining a safe environment for our homes.
If your home is on the market, or soon will be make a safety check before each showing. I know it's another task in your hectic life, but, would you rather do a 3 minute check, or pay a claim for negligence?
If you have children old enough to help with a safety check, get them to help. Here are some things for … (2 comments)

san antonio home sellers: Incidents, or Accidents Waiting To Happen - 08/12/09 03:19 PM
Sellers, while still occupying a house that is on the market, must take care to secure their personal property.
Here is a short list of things I suggest stored and secured while your house is being shown.
Jewels-real and costume, if it has sentimental value Firearms and ammunition Financial statements or any document that contains your name and account number Prescription drugs Small electronic devices (ipod, cellphones, MP3 players, etc) Most agents try to keep things from disappearing at showings and open houses, but homeowners can really help by removing an easy opportunity for unsavory types.
Fortunately, I have had no mishaps with … (3 comments)

san antonio home sellers: But Its Got Potential - 07/27/09 08:35 AM
One of the challenges in real estate is helping sellers understand how the "market" values properties. This is one of several great websites that provide a great overview on how to determine property values.
Sellers can take a property to market that is not in top shape. But it should be understood, buyers will discount their offers, if they decide to even make an offer.

Virtually every house has potential. The mistake some sellers make is to believe the potential they see matches the needs and wants of a buyer. Some buyers do not want the hassle of buying a house … (2 comments)

san antonio home sellers: What's It Worth? - 06/30/09 04:20 AM

"This house is only worth $245,759 according to the tax appraisal. So why is the seller trying to get me to pay $266,000?"
This is not an uncommon question asked by clients as they go through the process of conducting their due diligence. If I can work with them early in their seach, I can reduce the concern about value, worth, and asking price-offer price. The determination of value or worth is not an exact science but we do have ways to evaluate.
Property Tax Value
The tax assessor knows the initial value of a new house based on the … (4 comments)

san antonio home sellers: Beauty Is In the Eye of the Beholder - 06/07/09 12:22 PM
When I help sellers, I urge them to organize the rooms and declutter the house. Three primary reasons for this:
House looks better in the photos House shows better Shows buyers the available space, and well-cared for nature of the house Surprisingly, not every seller agrees with the need to declutter. In fact, some sellers are proud to display items or collections of things that may even be objectionable to potential buyers. I think the less is more approach is best for getting a house sold. Although a man's (or woman's) house is their castle, what we have in the castle varies from person to person. … (2 comments)
