A recent post about listing agents reminded me of a conversation with a friend, the best Buyers Agent in our region.
I love working with sellers - and I don't mind telling them the truth.  I met my friend after a :rough: time with a seller and told him of the tricky deal I was going through, and all the handholding and mollycoddling I had to do, and they still were not 100% happy.  He smiled and said that's why he worked with buyers only.

This is good advice for property owners.  In Europe, where power is prohibitively expensive "hot water on demand" is used extensively.   I am thinking of having this system installed when my water heater needs replacing.
