For the Eastside NWMLS areas 500-600, RESIDENTIAL (not condos) Pending sales were up an incredible 33% from last year (805 in 2010 vs. 607 in 2011).  However, the available inventory (Active listings to sell) was down 14% ( 3,163 in 2010 vs. 2721 in 2011).  The Eastside Months Of Inventory dropped to 3.4 months at the current rate of sale this year from 5.2 months of inventory last year.
Median prices on the Eastside slipped 2 % from last year coming in at $507,653, vs. $519,581  last year.
Overall, an outstanding performance.   The nice inventory continues selling quickly.  Doggy inventory and high priced inventory is just sitting.  There are plenty of forecloused … (1 comments)

KING AND SNOHOMISH COUNTY HEAT MAPS:

For the Eastside NWMLS areas 500-600, RESIDENTIAL (not condos) Pending sales were down 16% from last year (865 in 2010 vs. 730 in 2011).  However, the available inventory (Active listings to sell) was also down 13% (3023 in 2010 vs. 2625 in 2011).  The Eastside Months Of Inventory  remained about even with  3.5 months at the current rate of sale last year to 3.6 months of inventory this year.
Median prices on the Eastside slipped 1 % from last year coming in at $512,148, vs. $514,774  last year.
Overall, not a bad performance, as last year's numbers were fueled by the government Home Buyer … (0 comments)

For ten straight weeks we saw King County residential Pending sales counts well over 600 per week. The best week was in mid April where 701 Pending sales logged.  Since the Home Buyer Tax Credit expired three weeks ago, we've seen Pending counts dip considerably.  The counts for the last three weeks show314, 360 and 387.  Eastside Pending counts (NWMLS areas 500-600) came in at 106,144 and 113 for the same three week period.  The high water mark residential Pending mark for the Eastside was 199.

Another great week for residential real estate (not condos) for King County and Eastside King County Pending sales.  649 pending sales  is the 6th best week since January 2008 for King County.   King County's Eastside (NWMLS areas 500-600) came in with 193 which is the 8th best week for the same period.

Although inventory remains near historic lows, the Eastside NWMLS areas saw a 35% increase in inventory (2,661 units to 3,065)between March 2007and April 2007.  At the same time, PENDING sales were off 10% (1,231 to 1111).     Despite building inventory, MEDIAN prices continue to rise.  Year to year MEDIAN prices rose to $655,946 from $621,544 last year for a 5.5% increase.
Interestingly enough, the average LIST price for ACTIVES in March 2007 was 639,801 and in April dropped to $619,208.  Does this mean that the MEDIAN prices are poised to dip?  … (0 comments)

Here are the Eastside real estate condo statistics for March 2007.
Median prices for condos on the Eastside rose to $322,738 from $276,712 for a whopping increase of 16.6%.  ACTIVE inventory this year was 535 units, up from 427 last year (+25.3%).  Pending units for March was 405, last year was 404.  For the year, Pending units are 1,021, up from 925 last year (+10.4%).
