For the Eastside NWMLS areas 500-600, RESIDENTIAL (not condos) Pending sales were up an incredible 33% from last year (805 in 2010 vs. 607 in 2011). However, the available inventory (Active listings to sell) was down 14% ( 3,163 in 2010 vs. 2721 in 2011). The Eastside Months Of Inventory dropped to 3.4 months at the current rate of sale this year from 5.2 months of inventory last year. Median prices on the Eastside slipped 2 % from last year coming in at $507,653, vs. $519,581 last year. Overall, an outstanding performance. The nice inventory continues selling quickly. September 2010 Eastside (NWMLS Areas 500-600) came in with 544 Pending sales vs. 664 in Sept. 2009. Both 2009 and 2010 show 3.417 Active listings raising Months of Inventor from 5.1 in 2009 to 6.3 in 2010. Market time dropped, however to 110 days from 124 days on market. When the tax credit ended, the market hit the brakes. The 2010 market is looking very similar to the 2007 bubble market where we saw the sub prime mortgage crises turn the market turn off over night. The Pending sales counts averaged 648 for the 10 weeks leading up to the end of the tax credits. The high water mark was 701Pending sales. Since the end of the tax credit, Pending counts have slid to an average of 349 (last 4 weeks). The Eastside (NWMLS Areas 500-600) averaged 194 Pending sales during the same period. In the last 4 weeks this averaged has dropped to 120.

The best week was in mid April where 701 Pending sales logged. Since the Home Buyer Tax Credit expired three weeks ago, we've seen Pending counts dip considerably. The counts for the last three weeks show314, 360 and 387. Eastside Pending counts (NWMLS areas 500-600) came in at 106,144 and 113 for the same three week period. The high water mark residential Pending mark for the Eastside was 199.

As I post the following statistics, there is a chance that the last two weeks are not accurate. The NWMLS switched databases from a company called Locator to Matrix. During the change over, Pending input was not allowed for a few days (last week). That week we went from 616residential Pending Sales in King County to 314. I would have thought that this week would have balanced the numbers back some, however, this week's Pending sales were only 360. Focus on the colors for a moment. The Eastside NWMLS areas 500-600 saw the overall months of supply number dip all the way down to only 3.5 months of inventory at the current rate of sale. Active listings were down 18% from last year. We had 47% more Pending Sales and an 84% increase in Closed Sales. Median prices were slightly down, but continue to show market stabilization.

Recently gave my father (approaching 80 years) a new mechanical automatic winding watch, which he loves. Afterward, we chatted about his old watches (I remembered a Benrus in particular that he wore when I was a child).He didn't have the one I remembered, but he pulled this old watch out of a COIN BOX!. It was missing the crystal, and as you can see, the face of the watch was damaged and discolored and the case was pretty well beat up. This vintage Benrus watch belonged to his father (my grandfather). He thinks it was purchased around 1946. It has (5 comments)

The Red areas indicate less than 3 months of inventory at the current rate of sale (seller's market), the yellow areas represent 3-6 months of inventory (balanced market) and the green areas have more than 6 months of inventory (Buyers market). As you can see, several core areas in Seattle and the Eastside have entered Seller's market territory.
