The August home sales statistics for London Ontario and area are in. The London-St.Thomas Association of Realtors (LSTAR) reported that sales activity as well as listing activity were both on the rise in August. Signs of a balanced market. London is one of the most stable real estate markets in Canada. ReMax has completed a national study of home prices increases across Canada during the past ten years. Surveying 18 major centres across Canada they found that the London St. Thomas area had the lowest average price increase from year to year. The national average was an average annual increase of 6.82% while London's average was 4.82%. LSTAR, the London St.Thomas Association of Realtors, recently released sales statistics for the month of December and the year 2010. The average price for a home in the Association's jurisdiction in 2010 rose 6.3% for detached homes to stand at $240,147, 7.9% for condos to stand at $171,098 , and 6.4% for total residential to stand at $227.056. The average sale price is calculated based on the total dollar volume of all properties sold. Home sales fall again but prices still steady The London St.Thomas Association Of Realtors reported that August home sales across their jurisdiction were down 16.1% when compared to August 2009. White Oaks Neighbourhood Report Sales of detached homes in the White Oaks are fared similarily by falling approximately 18% while townhouse condos were off by 50% and semi-detached home sales have all but screeched to a halt the last two months.MLS statistics are usually based on averages and your home may not be average. Was London housing affordable in 1949? Browsing a London Free Press newspaper issued on June 11,1949 I came across the real estate section of the classified ads. There were no colour photos back then and very few pictures of smiling realtors, just efficiently written ads, cramming as much info as possible in a small space. $9,000 would buy home in South London, now a desireable area known as Old South. Wow! And it comes with a furnace! Hydro and oil furnaces were features in some homes. Others were still heated with coal! So, were homes more affordable in 1949 than today?

LSTAR reports sales down by 21% in July. The month of July was hot. Home sales were not! For the second consecutive month the volume of home sales was down when compared to the previous year. The good news is that while sales were down prices were pretty steady and the overall average price was actually up slightly. The London-St. Thomas area is still in a balanced market. June 2010 sees MLS sales volume decreasing as price increases slightly. The London and area real estate market, while slowing is still healthy. June 2010 had lowers sales volume than a year ago but prices were up. Despite June's dip in sales, year to date sales figures are still well ahead of this time last year. MLS Statistics May 2010 MLS sales up from a year ago The London- St. Thomas Association of Realtors reports that May 2010 was the 8th consecutive month to perform better than that same month a year ago. Sales were up 2.3% for detached homes and 10.8% for condos. All in all, 898 homes exchanged hands, a modest improvement over last May's 864 sales. Best April Ever! The London-St.Thomas Association of Realtors (LSTAR)has reported that April 2010 had the highest volume of sales of any April to date. 835 detached homes and 182 condos were sold last month in their jurisdiction. This is the 4th consecutive month in 2010 that has outperformed the same month in 2009. It appears that the market is recovering well from the doldrums of early last year. Average prices were up as well by approximately 13% but there is a caveat. The number of homes sold above $300,000 showed a marked increase over last year driving the average price
