Atlanta Condos have increased slightly in price in the Atlanta metro area for the last 7 months, and that is a good thing, however, sales have not.  There were only 382 closings in January 2010 for single family attached Atlanta homes. (Condos, lofts, townhomes etc.) This was an increase in the average sales price of 9.8% over January 2009.  However, you would have to go back to January 2003 for find a lower monthly total for units sold.  The Atlanta area has been hard hit with commercial overbuilding of condos and townhomes in the last few years, and we will pay the price for … (10 comments)

In December in the Atlanta FMLS there were 622 closings for single family attached homes (Condos, townhomes, lofts etc) in December 2009 a 20.3% increase over December 2008. Out of the last 5 months we've had monthly year-to-year increases in closings.  However when you look over the last few years of data it is a see saw ride of sales and prices for attached homes in Atlanta. 
***These sales numbers are not for the City of Atlanta, but rather represent the entire Alanta Metro areas coverage of our MLS for Detached homes for sale.

The Statistics for Atlanta attached homes does not seem to be improving much.  Even though a quick glance in the statistics do not look disastrous but he reality is much more bleak there are loads of town home communities, and high rise condos that are not entered into the MLS systems.  Condos, including once hot new projects are sitting unsold for years, and most real estate agents are resisting listing them because they are so upside down and just do not sell.  I was recently asked for advice on a condo where a buyer had purchased one last year for 185K … (4 comments)

I read an new article today that was very worthy of note about new fees for condos owners that are considering refinancing or condo buyer thinking of buying a condo and obtaining a mortgage.  If you are thinking of buying a condos in Atlanta or refinancing, you better hurry.  Effective April 1, 2009 Fannie Mae is introducing a new fee for condo buyers that put down less than 25% to buy a condo. Because of the risk associated with condo loans, Fannie Mae has come up with this fee. The new fee that Fannie Mae will charge will be .75 percent of the loan amount.  On … (20 comments)
