I recently noticed a few Price Changes of Atlanta homes for sale in our Atlanta MLS system raising the price of the listed property to cover improvements or repairs in a market already saturated with over 22 months of Atlanta homes for sale. I was just checking the FMLS Hotsheet tonight and noticed there are now over 87000* ACTIVE Atlanta homes for sale and Atlanta real estate properties! By anyone's standard that is a lot of Atlanta homes to sell considering we are only selling about 3500 a month! Even if we were selling 4000 homes a month in Atlanta, that would still give us over 21.75 months of home inventory. The Atlanta area First Multiple Listing Service Market report for February has not posted yet. It will not officially post until later this month, but sales levels of Atlanta homes for sale are way off, and there may not be major adjustments to the sales numbers. Please keep in mind that these numbers are for all of Metro Atlanta and not just the cty of Atlanta. These numbers represent Atlanta homes sales for all counties in our MLS service area.

I noticed over the past few days the residential listing inventory in FMLS our primary MLS search for Atlanta Georgia real estate has hit over 74491 Active properties found in all classes. Single Family Homes - Active - 51830. That is an all time high in listings. If you consider the closed month of sales for single family homes was 5047 2/15/2007 - 3/15/2007. In Condos there were 897 homes sold during this same period. Condos had Active - 10392

How do you tell your seller their home is overpriced? First of all, we never take an overpriced listing. We believe it is unethical not to explain to a seller what the home is really worth in our opinion. We support that with lots of statistics.
