The Atlanta FMLS most recent sales statistics were just released today from our primary First Multiple Listing Service FMLS for closed November home sales both detached and attached homes.  There were some good signs of improvement for our troubled real estate market.  There were 4,377 closings for all single family in November in the Atlanta Metro market, and this was comprised of 3,630 closings in November 2009 for single family detached. (an increase of 32.9% over November 2008) and 747 closings in November for single family attached (an 85.8% increase over November 2008!)

The most recent sales data has just been released by our First Multiple Listing Service (FMLS) for Atlanta real estate - September 2009.  I compared the results from September 2009 to the preceding Septembers back to September 2005 to develop a trend chart to see where the Atlanta real estate market is going.  Sales in September 2009 as compared to September 2005 are 2020 less.  That is sobering news, but something that buyers and sellers need to understand.  This post is for single family detached Atlanta homes for sale.

The most recent First Multiple Listing Service* (FMLS) released the most recent real estate statistics for  our MLS service area on October 21, 2009.  Closings for all single family (Both Detached and attached homes) had a large 16.8% year-to-year decline for September. There were 4,280 closings in September versus 5,144 for September 2008 and even less than September 2007’s very low 4,610.   The reason was not the floods, or the lenders...it is simply that most home owners are under water and have a problem with liquidity (No pun intended!)  Homes will not appraise, homes are dropping in values, unemployment remains high … (4 comments)

Doctors specialize and so do most Atlanta real estate agents.  Some Atlanta real estate agents only list homes, and others will only work as buyers agents. There are agents that only like to sell Atlanta commercial real estate,  but that is not my cup of tea.  Personally, I prefer buyers in this market.  Don't get me wrong, we are very successful on the listing agent side, but this is a very different Atlanta real estate market.  In this market, Atlanta home buyers are easier to work with and require less time as long as they … (11 comments)
