The most recent Atlanta real estate statistics were just released this week by our primary Multiple Listing Service FMLS.  For July single family detached metro area Atlanta homes for sale,  there were 4,325 Atlanta homes sales with an average sales price of $218,840  with a List Price / Sales Price Ratio of 94% and had an average list Price of $232,829 and  the original Average List price was $266,290.  When these numbers are compared the OLP/ SP ratio is 87.4%.  Total Days On Market is running 150 Days.  Sale prices for single family detached set … (18 comments)

There is an old accountant joke that goes like this..."How much is 2+2=?"  The accountant answers, "How much do you want it to be?"  I read a lot of real estate statistics that seem like they were prepared by that same accountant in the joke.  The statistics we provide in our industry are a joke most of the time, and very self serving.  They make a statement, but avoid the truth.  Partial numbers only give us a half the truth. I just did a CMA presentation this morning for a potential home seller in the Atlanta area.  Nothing has sold in the subdivision since last October.  Even a recent agents mailing into the subdivision, had "0" Recent Sales on the post card.  Well one of the recent comps I was surprised had finally sold after 1117 Days on Market!  Wow!  Why not 3 years?  Or Years On Market YOM!  Think of all the numbers we could save!  I was very familiar with the property, and had shown it many times a few years back.  The interesting thing was... nothing wrong with the home.  No structural … (32 comments)

Gwinnett Georgia Homes Sales Decline 38.35% in Nov. 2007 the average price saw a modest negative loss in value.  I know that no one wants to hear that, but hte reality is it is here, and will be getting worse at least for the first half of 2008. Please keep in mind that there are many variables in pricing that do not show up in all the Gwinnett home sales reports!  Incentives, commissions paid, sellers contributions, repairs made to the property and and upgrades do not show up in the MLS systems we use.

Over the years, a lot of agents come to me and ask about how to improve their business.  The first question I ask them if it is a buyers market or a sellers market.  What is the absorption rate for their particular area for class of listed many active listings are on the that higher or lower than preceding years...what is the number of agents in the MLS... and it that number up or down for previous roster lists?  They invariabley look at me like I have two heads!
