ethics: Disturbing Real Estate Agent Trends - Part Timing Not Disclosed - 07/09/12 02:53 AM
Disturbing Real Estate Agent Trends - Part Timing Not Disclosed Times in real estate are still changing in real estate and many of the trends that are occurring to the real estate profession are not good!  No matter what anyone is saying in real estate... good times are not as plentiful as they were in real estate even before the boom!  Times are still tough, and no one is denying that.  Yes sales may be up, but they are up from the bottom,  so lets replace hype with some of the realities that many agents are now facing in the aftermath … (77 comments)

ethics: Do You Have Right to Advertise Another Agents Listing? - 06/07/10 02:55 PM
First of all, let me say this is not about IDX or broker reciprocity.  This subject is more about social media postings.   Routinely I notice on online social media real estate marketing agents showing pictures of other agents listings, and Blog about the listing with all the details as if it were there own.  I often wonder does the real listing agent know this is occurring.  For a consumer if they look at the post quickly, it will appear as if it is the listing of the poster...it is not!  That is very deceptive to the public and may violate state real estate license law, and or local MLS … (48 comments)

ethics: Real Estate Felony! There Ought to Be A Law! - 03/09/10 11:30 AM
"Can the website you're using be convicted for lack of real estate evidence?"  I heard this term at a real estate convention last week and I thought of the buyers who look on my website, email me for tax and school locations, gather other relevant information and make a package of listings they want their agent to show them.  The next call I'll receive is from their real estate agent who wants me to give them directions, multilist numbers, names and phone numbers of owners so they can call and make an appointment.  While I'm at it, could I just jot … (27 comments)

ethics: Real Estate Agents - Do Not Become Emotionally Involved! - 01/25/10 12:46 AM
Agents Must Avoid Becoming Emotionally Involved in the Deal. I think one of the least talked about things in real estate, yet it’s probably one of the more common occurrences are agents that become emotionally involved in the deal.  In their own zeal to assist the buyer or sellers - the agent starts to act as if the property or equity is their own.  It isn't! If an offer is made on a property that is not full price, all too often the listing agents go postal. On the other hand, buyer’s agents often insult the listing agents and the listed … (217 comments)

ethics: My Agent is On A Cruise for the Next Month! - 12/09/09 09:19 AM
Believe it or not every day for many years we get calls from potential home buyers that are not very forthcoming.  If you ask them if they have an agent, more often than not they will lie and say they are not working with any agent, or that they have not signed anything yet.  If you press the buyer during your conversation they sometimes will let it slip that they are working with a buyer agent.  So basically they want us or my referred agents to show them a home, and if they like it they will call their agent to write … (119 comments)

ethics: Who Says it's Difficult to Get Bailouts or a Loan Modification Anyway? - 10/29/09 04:38 PM
Who Says it's Difficult to Get Bailouts of Government Aid? Who says it's difficult to get government aid?  Nonsense!  I just read a breaking news story about a house committee investigating California congresswomen Laura Richardson and Maxine Waters .  It seems as though Congresswoman Richardson lost her home in Sacramento which was sold in foreclosure and then Washington Mutual - who then foreclosed on the property... gave it back to her.   The committee is going to examine if she received preferential treatment!  EXCUSE ME???  Question her?? Why not arrest her?   That is a pretty good deal in my books, but it … (19 comments)

ethics: Call Agent Before Showing! - 10/26/09 01:36 PM
I was showing some homes in the Atlanta area today, and 4 of the 5 homes showed in the Internet as "Owner occupied."  "Call agent first before showing" was listed in the private agents instructions in the MLS.  What bothered me most is that 5 of the 5 homes were vacant.  This just creates unnecessary work for the buyer agent, because as you try to caravan your showing route you are waiting on unresponsive agents.  One of the agents said, "My people our out of town this weekend, go ahead and show!" Another said, "1 o'clock...let me get back to you."  It is obvious that … (20 comments)

ethics: Brokers Need to Explain Broker Reciprocity to Their Agents. - 07/19/09 05:27 PM
Each day in real estate we receive calls from buyers that have already identified they have an agent and want to see homes, or agents that want specific information on listings that were found on a website by their clients.  On a typical day phone calls can start in the morning, and end in the evening.  It is very time consuming, but it is very obvious that mostly new real estate agents do not understand the difference between homes found for sale on the Internet via IDX or 'Broker reciprocity!"  Obviously, all 100,000 listings on a website are not owned by … (111 comments)

ethics: Annoying Holiday Phone Calls! - 07/05/09 12:59 PM
It is amazing that each set of holidays there are loads of phone calls that come in from persons that want the services of a real estate agent, or further explanations about a property.  Some callers are serial callers, calling on the hour or half hour.   It is not unusual for callers to call either after 8:30PM or before 8:30AM.  This year the phone calls seemed to be more than usual.  That means a lot of other agents must be asleep at the wheel or on the beach in Destin.  Many of these phone calls come in over VOIP where every … (25 comments)

ethics: Wasting Time at the Expense of Others - A Real Estate Passtime? - 06/27/09 02:12 PM
I read an interesting article recently that talked about real estate agents that really just do not get it. Many of their actions are self defeating to say the least.  They spend a lot of unproductive time needlessly pursuing businesses that is totally counterproductive.  They will list overpriced homes that they will never sell.  These are so improperly price that no other seasoned agent will show, it will not appraise if they do get an offer.  We cannot compensate in price when sellers are upside down.  These agents will work short sales for months while the odds are probably 20-to-1 that it will never close … (13 comments)

ethics: Will America Ever Wake Up and Demand Indictments and Prosecutions? - 04/21/09 11:39 PM
When will the America Wake Up and Demand Answers?
Have you read about the breaking story about Sen. Dianne Feinstein (D) and that her husband cashed in on the housing crisis by getting a sweetheart deal from a federal agency, right after his wife Sen. Feinstein proposed giving the FDIC,$25 billion in taxpayer dollars?  What the heck is going on in Washington?  Why are there no indictments!  25 Billion dollars and the sweet heart payback Dianne to may it all worth her while?   Congress points their fingers at CEOs for compensation, but it seems that Congress has an obsessive compulsive order stealing from … (130 comments)

Can you spell P-O-L-I-T-C-A-L--C-O-R-R-U-P-T-I-O-N? Whether or not we want to admit it, tough economic times are ahead.  As taxpayers we will bear the brunt of all the bailouts, and those bailouts coming down the pike but not announced just yet.  Before it is all over, we will tighten out belts several notches and the life styles we once knew will be gone for quite a while.  Our taxes will increase until it is painful, and so will interest rates.  Our dollars will be worth a lot less because of the higher inflation which is a direct result of the Government increasing … (26 comments)

ethics: Buying the Listing! Understanding Deceptive Listing Techniques. - 01/20/09 01:40 PM
Interested in "Buying a listing?"  I'm not.  I have a conscience!  All of us in real estate have at one time or another gone up against other agents on a listing appointment that has other ideas.  While I diligently prepared my presentation I crunch the numbers to present the most accurate of market analysis for the seller.  I also get in the car and drive buy the properties, take photos, and then I compare my presentation. I use actual homes in the neighborhood that are comps for the subject property that I was vying to list.  I leave no stone unturned … (265 comments)

ethics: NAR - Needs to Change Its Tune - 12/14/08 03:31 AM
First and foremost I am a REALTOR - but I have differences of opinion on how things should be approached.  I am speaking about the current state of real estate and the events that led us to this point.  Unfortunately a lot of this situation was also caused by NAR.  I think they were cheer leading the nation as it drove over the cliff buying homes on a home buying binge.  Their tone always sounded as if 'more homes sold' was always the solution rather than 'something doesn't look right with this picture!"  I wonder how this will impact consumers and their perception of … (136 comments)

ethics: Double Dipping and Doing the Right Thing! - 11/11/08 01:49 AM
Every agent in real estate occasionally is blessed to sell a home and get both sides of the deal, but what about the agent that does this all the time?  There is something wrong with this.  I'm sorry, but the longer I am in real estate the one thing that gets me crazy are unethical agents. Listing agents that double dip and push away better offers because they want to get both sides of the deal.  It is sickening, self serving, unethical and may sometimes be illegal.  I have had several run ins with other agents both personally and professionally that … (36 comments)

What Was Congress Doing While Rome Burned?
Other than pointing the finger at the president, you really have to ask yourself  "What was Congress doing while this mess built itself up to a Financial Tsunami?"  When you think of the events of the last year, and the more recent events in the last few months...you really have to stop and ask yourself what was Congress doing all these years?  To unleash this upon the American public a few months before election, I have a major problem with it!  Do you?
We have bank bailouts that have exceeded the magnitude of anything … (14 comments)

ethics: If I Can't Sell Your Home, I'll Buy It! | Don't Believe This Lie! - 05/28/08 03:07 PM
A lot of Atlanta home sellers only sell a home every few years, and really do not understand all that is involved.  Ever see some real estate signs that say" I buy homes!" Or "If I Can't Sell Your Home, I'll Buy It?"  Rule #1 Beware - there is no easy and painless way to sell a home!   So deceptive marketing is  really an ethical issue.  A lot of listing agents want to gain your confidence quickly and easily and list your home with them without hassle!  They do not want you to interview other agents.  What is the easiest way to do … (70 comments)

ethics: The Ant and the Grasshopper Story as it Relates to Real Estate! - 04/08/08 09:32 AM
THE NEW LIBERAL VERSION OF THE SAME STORY
As a child one of my favorite stories was the "Ant and the Grasshopper!"  Not only was it entertaining, but there was a lesson to be learned that has transcended millenniums!  The story was one of Aesop's Fables!  It is about an hard working ant that works hard, is industrious and has a plan for the future!  The Grasshopper just wants to have some fun, and doesn't care about the future or the onset of winter and lack of food!  "Carpe diem" at it's best!  The interesting thing is how does this apply … (17 comments)

ethics: 7 Deadly Sins of Commerce and Business - 03/29/08 01:47 PM
When we think of our business and how real estate agents are viewed, there is obviously some reason for the reputation our industry has earned.  Sub-prime, over priced homes, falling home values, upside down sellers, bad advice makes you really stop and think about ethics, morals and real empathy in our industry.  The real fix always starts with ourselves.  Doing the right thing at every chnace we get builds our self esteem in a good way!  People that we work wiht take notice of this and a by product may be repeat or referred business!  That is a great compliment!  We … (20 comments)

ethics: My Agent is Busy Can You Show Me Some Homes? - 04/22/07 04:35 AM
The phrase "My Agent is Busy Can You Show Me Some Homes?" is becoming more and more common since we started using IDX.  Instant access to view a sampling of homes for sale on-line has brought out the home buyers, and the tire kickers in droves.  Many of the callers even if they do not come out and say they have an agent right away, when qualifying them it just kind of slips out!  "I already have an agent!"  When you ask them to have their agent show them, they will give you excuses like, "My agent is very important, she … (146 comments)
