It is said the road to hell is paved with good intentions.  I am of the belief that is also paved with bad listing prices, and no price strategy.  There are homes that could sell, but the sellers have the wrong advice and miss the mark.  This is a real estate market that we cannot price the home on what they were selling for last year, 6 months ago or even 3 months ago.  Homes must be priced ahead of the curve.  If priced too high, sellers may miss the last train out of town.  Their home or property will not … (9 comments)

Buying a home in Atlanta?  We occasionally get calls from our Atlanta real estate website for folks that just want more information, but do not want to work with an Atlanta real estateagent.  They want to go directly to the seller and negotiate a deal with the listing agent.  There is a problem with that.  The listing agent is under contract with the seller only to represent the sellers best interests!  When you try to explain buyers agency to them, the buyers will ask "Why Would I need a Buyers Agent?"  There is an old phrase that serves this best!  "Caveat Emptor" … (4 comments)
