There are so many novices in real estate today that only understand credit and financing.  Forget that for a moment.  Financing is harder to get these dasy becaus of rising unemployment, underemployment, and more scutinay from lenders that do not want to take on risk.  However, there are still quite a few buyers with cash.  Some of these are investors, and persons that feel the money is safer in something that is tangilble like real estate as oppsed to a soft assets in stocks, securities, bonds, and in the banks.  So if you have not worked wiht a cash buyer, you need … (25 comments)

How did Warren Buffet come to be known as "The Oracle?"  An Oracle by definition posseses an almost spritual quality, is almost infallible by nature, and is known to provide very sound or sage advice.  I don't think he fits the bill.  Yes he is photogenic, and is great on an interview, but his track record is lacking.  In my opinion...if you ask me his own track record isn't spectacular.  There is an old saying that "Everyone is an expert in a rising market!"  His own stock in Berkshire Hathaway peaked at $148,220 a share on December 7th, 2007 and as of today … (21 comments)

How is the Federal government really trying to fix real estate?  Many believe that less interferance is better than trying to prop up a major mistake.  IMO they are going about it the wrong way.  They are trying to prop up failures of bad loans by greedy banks to persons that should not have owned homes in the first place.  In other words they are trying to fix the damage caused by Hurricane Katrina with one bag of sand, and a hand pump.  The government is trying to hold prices that have already fallen and are still falling.  Basically they are trying to uphold the … (14 comments)

I was just watching a discussion on CNBC that was discussing investment in real estate, real property in light of the current real estate market.  It was interesting to hear the opinions of the panelists, but one item stood out.  It gave room to stop and pause and think...In uncertain times, liquidity of the investment is key.  It is easy to redeem a stock, bond or gold, or many other assets, but real property it takes time to get your money or equity out.  What are your thoughts?

investors: Are Foreclosures Really a Buy? - 02/20/07 02:14 PM
Foreclosures or Real Estate Owned REO as they are priced today, are really not a buy.  Years ago in real estate when purchasing a home you had to have at least 20% down.  So on a 200K home purchase, you had to put down 40K.  So  the seller owed 160K, and perhaps paid 10 years of a 30 year mortgage. The actual amount owed, minus appreciation was probably about 140K! So a defaulting seller on a 200K home, may have 60K in equity.  A great buy at a negotiated $145K!
