I am still noticing a lot of way over priced listings on the Atlanta real estate market, and whether I am on the listing side or the buyer side of the deal, most folks just don't get it that times have changed. It is like waking up from a bad dream, but the dream is real! Telling your clients the truth is a rough job, but hey...somebody has to do it! I've had a lot of success in the past for correctly marketing our listings. Cleanliness sells, location sells, appearance sells, and over 94 % depends on price! So given every thing is in order, priced competitively, and well marketed, but no shows at all what would you encourage the owner to do? Sellers are very impatient these days. Since we price very competitively, and we have lots of experience selling, we very seldom ask the seller to reduce the price.
