I was in a subdivision the other day that has been sitting for a long time. One sign struck me funny.  There was an agent sign outside the former model home that said the "agent was out showing in the neighborhood!"  The reason it is funny is there is no neighborhood, and no homes built! The only thing missing was sagebrush rolling across the street and a cow skull on the parched dirt!

In this current Atlanta real estate market I hear of a few people building a new custom home.  I shudder! It is like playing "Russian Roulette" with only one bullet missing in the chamber!  It is probably not a smart move at all!  I would personally like to ask why?  You will never be able to resell at current builder prices.  I hate to see where a person spends 700K for a home that may only be worth 575K next year due to other circumstances.  A custom new home is not a liquid investment for a short term investment.

I was curious to hear how are the real estate market conditions holding up in your market?  In Atlanta real estate listing inventory has backed of just a little, but it is way too high considering the amount of sales that have fallen off.  In December we had to re-list many of our listing because they expired.  Some are now going into their third listing period with us.  The sad thing is that our homes are priced exceptionally well, and have more upgrades than the competition at much higher prices. Is it just me, or have some of the new construction homes just gotten plain ugly?  They aren't country, traditional, contemporary, traditional or modern...They are junk in my opinion.  There is a term in real estate called economic obsolescence when a home has reach the end of a practical use...this could be a home with a conversation pit, or a home where there is only 1 full bath, a small one car garage, a dirt basement may qualify for this banner!  These homes are usually relics of another age, and have little or no appeal for today's buyers.
