It is funny this year we have grandstanding for the next presidential elections taking place and no one is really addressing and issues that effect you and I in real estate.  We are not foolish enough to belly ache about our own ccareers and brokerages.  We do not have it as bad as many homeowners that need some type of relief! Gwinnett Georgia Homes Sales Decline 38.35% in Nov. 2007 the average price saw a modest negative loss in value.  I know that no one wants to hear that, but hte reality is it is here, and will be getting worse at least for the first half of 2008. Please keep in mind that there are many variables in pricing that do not show up in all the Gwinnett home sales reports!  Incentives, commissions paid, sellers contributions, repairs made to the property and and upgrades do not show up in the MLS systems we use.

The current Alpharetta real estate market is off in sales almost 50% vs. sales in the same time period in 2005.  Some Alpharetta homes are still selling, but pricing is absolutely critical to the sale.  A home needs to be priced at market with out padding the value by any amount.  That means if you you are in a neighborhood where homes are are worth 250K you need to price it at 250K or a little less to make the sale.  The person listing a home at 275K is dreaming.  This is what we call a "Price driven market!"  Pricing sells … (4 comments)

There was a time when doing a Comparative market Analysis you'd get excited.  You drove by the property the day before to make sure it wasn't on the main road backing to a double yellow line, or it wasn't under a set of those high tinsel power lines, or you really drove by to make sure it wasn't one of those homes that you could only see the chimney at your street level because the home was in a hole and below street grade!  It he home had real major negatives, you'd call ahead and cancel the appointment.  It just wasn't … (12 comments)

More often than not agents come to me and tell me that they have 20 listings, and none of them are under contract or pending sale.  The reason is that they took listings at whatever price the home owner requested.  It is just easier to do, not being the professional, and not telling home sellers that it will never sell at the price they want.  Now, those overpriced listings - the sellers start calling you 24 hours a day and 7 days a week asking why no one is coming to look at their home.  The next question they want answered … (12 comments)
