Do you remember when the National Association of Realtors NAR - project the annual numbers of sales of resale homes?  You should.  It will give you a perspective into the state of things to come.  During the peak in the market it was not unusual for the NAR numbers to float between a projected 5-6 million sales of resale homes per annum.  In 2008, it moved into the high 4 millions, and was recently revised.

I was curious how all the real estate markets have been doing since the elections.  I want to seperate hype from fact.  This is not a political question, but a real estate volume of business question.  Where are the buyers?  Are agents that were doing bus tours of forclosed homes still doing so?  I have personally noticed that inquiries have all but ceased.  Some of this is seasonal and not so abnormal for this time of year, but I also feel the slower buyer traffic is due to the gyrations of the stock market, the fear of layoffs etc.  This prolonged … (27 comments)

I noticed in the last few weeks Internet leads in real estate in several markets has slowed to a crawl.  Actually it seems like it has died!  I was wondering if the market is spooked, no pun intended for the upcoming Halloween!  Each time the government announced a bailout, a bank failure or the "Fannie Mae and Freddie Mac Fix"....buyers became more scarce.  I really think Congress has spooked the market along wiht the media in recent months.  I know it isn't just me.  I am hearing this from full time agents, brokers, inspectors, builders, closing attorneys, and mortgage professionals.  The … (178 comments)

I just did a CMA presentation this morning for a potential home seller in the Atlanta area.  Nothing has sold in the subdivision since last October.  Even a recent agents mailing into the subdivision, had "0" Recent Sales on the post card.  Well one of the recent comps I was surprised had finally sold after 1117 Days on Market!  Wow!  Why not 3 years?  Or Years On Market YOM!  Think of all the numbers we could save!  I was very familiar with the property, and had shown it many times a few years back.  The interesting thing was... nothing wrong with the home.  No structural … (32 comments)

Inflation is a measurable increase in the costs of goods and services.  Inflation is something that as ordinary citizens we deal with everyday.  High costs at the the gas pumps, $4 a gallon for milk, higher prices at restaurants, food, produce, transportation...the list goes on.  It is sticker shock!  So how does it impact our business?  First of all, buyers take a holiday, and then real estate sales cool for many reasons.

I need to ask and cut through all the fluff stuff in real estate.  Just the facts as Jack Webb used to say... In your area have real estate sales exceeded the same time period last year?  Are sales rising or falling?  List price sales price ratios what are they? Listing inventory and days on market are they improving or increasing?  What sales trends are you seeing?  Starter homes, luxury homes etc...?  What is selling and what is not?  I would love to  know the reality of this market,  Lets cut to the chase, mortgage rates are incredible, prices are down, sellers are negotiating … (10 comments)

I guess of all the pet peeves I have in real estate is the counting of a loft as a bedroom upstairs!  Over the years in real estate I cannot count the times that I showed a home that billed itself as a 4 bedroom 2 and a half home.  When you go upstairs there is invariably a loft that the agent is billing as the 4th bedroom.  It isn't!  In fact it never will be!  Let's dispel the myth that a loft could even be considered as a 4th bedroom.  The reason is simple...there is no privacy!  The listing agent … (20 comments)

With listing inventories up in most real estate market, it is strange to many sellers and agents alike that they don't want to pay attention to the numbers.  Numbers, and statistics allow us to make a demostration that can explain our current market, and possibly future trends. It is easier to put one's head in the sand, and pretend it is still 2005. Statistics and numbers may be boring but they paint a picture of the current real estate market and times ahead.  They are not threatening.
