I notice on Active Rain and several real estate Blogs and websites... agents are posting public MLS displays to the Internet in the form of MLS links with photos of perhaps a local subdivision, homes for sale, new homes, sold homes etc.   These are the MLS links you are allowed to email a client or potential customers (a Client gateway) one-on-one from agent to client use only and are they are not permitted to be used for public display!  This is a violation of most MLS rules I know of across the nation, and posting links like this you could get into serious trouble  (Depending … (25 comments)

I design lots of websites, but have always chose to host with a hosting company rather than own and host my own servers.  Since hosting costs have dropped to incredible lows, I often revisit the thought of leasing dedicated servers, buying my own server, or continuing the status quo and have some one else do it for me.  Whensomeoneelse hosts the site, they do all the leg work.  I have my sites monitored free for up time, so I receive free email alearts if a site should go down for any length of time.  What I have learned about this excercise is that … (10 comments)

Everyday we get loads of calls from agents that tell us their clients were on our website and the agent needs to have more information.  Shame on them for not understanding the nature of real estate Internet, and shame on their brokers for not explaining IDX to them!  First of all, it isn't my listing!  There are over 100000 active listings in IDX or broker reciprocity! Just because a listing is on my site does not mean it is mine! If you try to explain this to the agent, they get hostile...in fact they go postal!  How many years have we been doing this … (11 comments)

Do you own a real estate website or online business?  Many agents talk about their website, page rank, link popularity, pay per click campaigns, but never really share if it is a money maker.  The reason is they don't know where their closed business comes from.  A marketing wheel is a pie chart that gives percentages of business closed from sign calls, ad calls, past clients, referrals, relocation or Internet.  Generated closed business can be further broke down into percentages of buyers closed or sellers.

Over the years in real estate business the percentage of sellers that we work and buyers goes all over the map!  When we worked traditional real estate, we listed mostly.  It was not uncommon in the mid 1990's to work about 80% of our clients as sellers.  When the Internet arrived, it started to changed.

This blog is a subliminal pet peeve I don't think I've ever seen shared in writing!  Almost everyday... when browsing through the MLS you come across a few listings that you feel like saying dropping to our knees and saying some prayers for the owner because the agent's MLS entries are so bad.  The home will never sell, it is a listing limbo!

I find the number one thing that makes a real estate website successful is that it has to be found easily on the search engines with consumer terms.  I prefer to use terms like "Atlanta Homes For Sale!" rather than "Atlanta Real Estate." I am more concerned that a consumer find our site by looking for Atlanta SAT Scores on a Google search and showing up on page 1.  Not industry terms.  If a site cannot be found by the consumer there are dire cosequenses for the agent!
