reo: Georgia is Now 9th in Foreclosures of US States | Georgia Foreclosures Rates Rise - 09/11/09 06:27 AM
This is a good news bad news story about Georgia foreclosures. For years Georgia either lead the nation in foreclosures or was in the top tier of states with new Georgia foreclosure filings.  It was not unusual to be in the top 1 or top 5 or 6 states for new foreclosures filings.  The good news if you can believe it is now Georgia is # 9 in the USA for foreclosures!   So why so many foreclosures in GA?  The reason is that the state of Georgia has an expedited method for dealing with foreclosures.  It is meant to avoid a … (3 comments)

reo: Atlanta Short Sales - Not So Short and Not a Sure Thing! - 09/07/09 03:32 PM
When an Atlanta home seller doesn't have enough money to cover what is owed on their mortgage for whatever reason, they will attempt to have an Atlanta real estate agent list their home at a steeply discounted price and a short sale is born.  There is no equity - period.  A property that may be worth $250,000 is listed for $150,000 in an effort to lure buyers to make offers.  In Georgia you will see "potential" short sales where the bank's first contact with the seller comes when the listing agent tenders four contracts on a property and no one has cleared anything with the loss mitigation … (15 comments)

reo: Atlanta Luxury Homes, Are they Really Cheaper? - 04/11/09 02:46 AM
Interested in Atlanta luxury homes?  You better do some homework! There is a lot of hype over falling Atlanta real estate prices these days and a lot of it is just that "Hype!"  Nothing is dropping in price in real terms.  When money was difficult to borrow for upper end homes prices stood at just below a million dollars.  When credit was loose and there was a plethora of no money down loans and home prices went much higher. It inflated the price of homes that should have been priced in the 500K range to lets say 800K.  In several Atlanta country club communities in 2004 there … (4 comments)

reo: Georgia Foreclosures Rise | Georgia 8th in Nation for Foreclosed Homes - 03/12/09 01:28 PM
According to several news sources this week Georgia had 8th highest foreclosure rate in the nation this past February according to RealtyTrac's February 2009 Foreclosure Market Report that was just published.  The report stated Georgia had 10,185 foreclosure filings (default notices, auction sale notices and bank repossessions) in February 2009. That is a very high number given the fact that so many banks and lenders are still observing a moratorium on new foreclosures.  One in every 389 households in GA got a foreclosure notice.  The metro Atlanta foreclosure rate is pretty saturated already.
In my own opinion, the new filings will have a cumulative … (18 comments)

reo: Foreclosure Storm Ahead? - 12/11/08 12:44 AM
You thought the storm was almost over!  Guess again!  Has anyone read this article that is currently on Google Foreclosure Storm Ahead?  It is in today's business news this morning about a "Foreclosure Storm Will Hit US in 2009 as Loan Changes Fail"?  Many in real estate forget the fact that there are foreclosure moratoriums - state and federal governments mandated artificially a pause in taking on new foreclosures. These are legislatively enacted laws that forestall the foreclosure process.  The problem isn't fixed by doing this; all it does - it postpones the inevitable.  Mortgages that are not paid are in … (32 comments)

reo: Still Think It’s Smart to Buy without An Experienced Agent? - 06/11/08 01:22 PM
Buying a home is an adventure of a lifetime for many!  The buying and selling process for the last few years has been blown out of proportion and glamorized in America on TV shows, books and pop culture!  However, reality is very different than TV shows.  Not every home has thesame value or will appreaciate. 5 homes on the same street may all have a differnet price.  Are all of the homes worth the same?  On is on a hill, another in a flood zone, one is under high tension power lines, one backs to a road, and the other is on a … (17 comments)

reo: Pre-Meditated Foreclosures - What Mortgage Lenders Knew! - 05/16/08 02:01 PM
I attended a panel discussion the other day in Atlanta, and entered into several conversations with some attendees and panelists and I drew some interesting observations and conclusions.  The reason many home owners with bad credit are currently in foreclosure is no surprise to anyone.  How they obtained the loans was nothing short of pure evil and malice.  With most sup-prime borrowers and stated income the ability of the borrower was clearly evident on the front side of the loan.  They could not afford to purchase any home,  but that is not a problem.
Unlike the old days in real estate where a … (14 comments)

reo: A Very Scary Day in Atlanta Real Estate - 05/16/08 12:27 PM
Right now I am renting, and I must admit I am a sucker for a really great bargain in Atlanta real estate.  I'm looking for myself. Well the other day when I ran my daily Atlanta real estate hot sheet of price reductions... that a subdivision I was familiar with had some incredible price reductions were over 250-300K!  An Atlanta home builder in a major subdivision had gone into bankruptcy and the prices were slashed on his inventory from 699K to 420K. It seemed too good to pass up a look.   (I am not going to name the subdivision for the purpose of this Blog)
All in all … (12 comments)

reo: Atlanta MLS Listings Keep Rising | 88103 Active Atlanta MLS Listings - 04/25/08 09:42 AM
Atlanta MLS Listings reached 88103 today.  I predicted earlier this year that Atlanta MLS Listings will climb to all time highs this year.   Atlanta MLS Listings may reach as high as 100,000 active listings in our FMLS before the end of they year due to declining sales, increased foreclosures, and a cumulative effect of unsold homes that need to sell and they are just sitting on the market.  The Spring Atlanta real estate market has not benefited from the seasonal bounce in Atlanta home sales.  Atlanta home sales in the month of March are showing a decline of 35.9% over March 2007 and Atlanta … (6 comments)

reo: Good Will Time Of Year | No Foreclosures in December! - 12/25/07 04:28 PM
There were a few articles I came across last week that indicated a drop in new foreclosures recently nationwide.  They seemed almost relieved the numbers have dropped, but there is more to the scenario than meets the eye.  To the uninformed that is true every year in real estate, foreclosure inventory declines towards the very end of the year.  The reason is very simple.  Banks do not like to create ill will within the communities they serve.  If word gets out that BANK XYZ foreclosed on the Smiths and threw them out on the street two weeks before Christmas or New … (2 comments)

reo: Foreclosures Cobb County Georgia | Cobb County Foreclosed Homes for Sale - 11/13/07 01:41 PM
There are a more Foreclosures in Cobb County Georgia today than in the past.  Easy access to mortgages by marginally qualified borrowers... sub-prime loans made it too easy for some to buy into the American dream.  For manyof those strapped home borrowers, the American dream hs become a nightmare.  They can no longer afford to pay their monthly mortgage obligations, and their properties have reverted back to the lenders.  The lenders then have to resell the foreclosed properties sometimes at deep discounts.  One persons loss, has become anothers gain.  Sad, but true, this is a major opportunity for home buyers.  As of today … (0 comments)
