Our first multiple listing service FMLS which is our primary Atlanta MLS just released the most recent sales data and statistics for November Atlanta real estate sales.  The sales of Atlanta condos and Atlanta town homes (attached single family residential) have changed dramatically.  Total sales have contracted to only 362 sales for the entire metro Atlanta area.  FMLS is reporting a drop in condo sales of 50.1% since last November.  I have figured 49% decline since November 2006.  I created a 4 year November chart below to show you the sales trends.  Please keep in mind this is directly impacted by … (0 comments)

The most recent statistics for Atlanta homes sales were just released the other day. They are issued on the 20th of the month for the previous months sales*.  The numbers for sold homes in the Atlanta area are not good.  I have created a chart to show you November 2008 sales for Atlanta homes (single family detached homes) in our FMLS that were sold in November...and compared those sales to previous Novembers.  The results are not not good.  There term "Atlanta" applies to all homes in the system in our Atlanta FMLS and in the Allanta Metro area and not limited to homes in just the … (14 comments)

sales: Real Estate Markets Post Elections - 12/04/08 01:10 AM
I was curious how all the real estate markets have been doing since the elections.  I want to seperate hype from fact.  This is not a political question, but a real estate volume of business question.  Where are the buyers?  Are agents that were doing bus tours of forclosed homes still doing so?  I have personally noticed that inquiries have all but ceased.  Some of this is seasonal and not so abnormal for this time of year, but I also feel the slower buyer traffic is due to the gyrations of the stock market, the fear of layoffs etc.  This prolonged … (27 comments)

I noticed in the last few weeks Internet leads in real estate in several markets has slowed to a crawl.  Actually it seems like it has died!  I was wondering if the market is spooked, no pun intended for the upcoming Halloween!  Each time the government announced a bailout, a bank failure or the "Fannie Mae and Freddie Mac Fix"....buyers became more scarce.  I really think Congress has spooked the market along wiht the media in recent months.  I know it isn't just me.  I am hearing this from full time agents, brokers, inspectors, builders, closing attorneys, and mortgage professionals.  The … (178 comments)

I just read the latest news stories about Existing home sales fall 2.6% to a 10 year low, but last month...if my memory serves me correct NAR reported we were on track to  have existing home sales remain in the 5.31 Million range for 2008.  Now today I read they have fallen to an annual rate of 4.49 million home sales for existing homes!  What gives?  Just 22 days ago the number was 5.31 million!  Those numbers aren't very close!    So which  set of numbers are we to beleive?  Do they have kindergartners crunching out the numbers at NAR?  What about credibility of … (24 comments)

I have always referred to the spring real estate market in Atlanta as the "Spring Bounce!"  I call it that because the market is known to jump from dead to red hot overnight!  May and June are normally our biggest months for closings, but not so this year.  In the heat of the Spring market there is normally no time to take care of personal items, until the home buying and selling frenzy subsides.

Absorption Rate. A lot of well meaning Atlanta real estate agents grab on to a term and never sit back and figure it out what it really means, and when should it be used!  Absorption rates are used to determine the months of inventory, and how long it will take for the market to absorb the inventory in a given range.
