There is an ad on TV that is about saying "Yes" to everyone!  It may sound like a great way to do business but in real estate it's maybe not such a smart idea. The definition of the word 'qualify' is "to prove capable or fit; meet requirements."  If a person is not fit to buy, or even rebuild their credit, wish them well.  You've done your job!  If a seller is in denial about the financial position they are in, do not enable them! Have you ever wondered what is up with agents that do not properly price homes?  I mean the price is not even close.  If I drive into a neighborhood that I know the top price is 400K - so what is with the 550K or 650K price?  It just doesn't make sense.  The home will never appraise, and will never sell. All the agent is doing is feeding false hope. The word "Enabling" comes to mind.  Face it, the days of 'buying listings' are over until the next upswing in the market.

Nationally today the National Association of Realtors NAR issued some new statistics regarding home sales.  (keep in mind that these numbers are a national average, and do not apply across the board!)  What the numbers do reveal are trends.  Nationally of course home sales are off, but they are off 20.7% from this time last year.  Seasonally adjusted, sales of re-sale homes are 4.97 million units in October.  a big chunk in the drop was condos which accounted for 9.1%!  Why? Because they are glutted!

Over the years in real estate business the percentage of sellers that we work and buyers goes all over the map!  When we worked traditional real estate, we listed mostly.  It was not uncommon in the mid 1990's to work about 80% of our clients as sellers.  When the Internet arrived, it started to changed. 
First there was a transition from traditional marketing to Internet.  The Internet at first generated mostly buyers.   Our regular real estate business in 1995 was about 50/50 buyers and sellers, and in later years it was as high as 80% buyers.  In the last few years it leveled … (26 comments)
