I am working with a builder that is building a 2554 square foot house in Stone Harbor, NJ. The house will have 5 bedrooms and 5.1 baths. The backyard will have a cabana with a gas fireplace near the heated pool for Spring, Summer and Autumn swimming. The price of this gem is $2,190,000. I beleive it is in line with other new construction properties going up in the Stone Harbir and Avalon marketplace.

The charts tell the story. We never know when a recovery is happening until you look in the rear view mirror. In my opinion we aren’t going to see high volume of sales for many years but price recovery is going to happen as supply and demand goes back to neutral. ~ IML

new construction: Developer condominum close-outs have become more prevelant - 03/17/09 05:34 PM
Over the last few months, I have observed that developers that have become more aggressive with their pricing our much better off then builders that are holding the prices and hoping for a real estate turnaround. The market may be getting close the bottom of this cycle. But that doesnt mean that the prices are going to rise anytime soon.
Some builders can't reduce their prices on the houses or condos because the lenders (banks) have structured release prices that are net numbers they want to release the lien from the note the developer is carrying.
