camillus: Some Agents Really are Idiots - 08/13/08 05:38 AM
Some Agents Really are Idiots, present company excluded, of course!
Jack, an agent in my office, had his home listed for sale.  The expired listing showed up on my hotsheet this morning.  Naturally, that meant I had to ask him if he was looking for a new listing agent. ;-)
I was expecting Jack to say how he's already heard the same line from half the office, or even for him to say he's got a new listing agent (his wife, who is also licensed).  But no, Jack's response was not what I expected at all.
An agent … (16 comments)

camillus: Quite Possibly the World's Most Boring Video - 08/06/08 09:00 AM
I was checking things out online, when I stumbled across a link to this youtube video, NY5 - Camillus Bypass. I, like an idiot, actually sat and watched the whole thing. Driving. Just driving. Maybe I don't drive the bypass enough. Maybe I'm so bored that I couldn't think of anything better to do. Maybe I forgot to pay everyone to be my friend this week, have no life, and couldn't resist the temptation of possibly seeing their cars in the video (didn't happen). Now, there is a moment of humor when the type across the bottom of the screen questions … (4 comments)

camillus: The Truth About Open Houses - 08/06/08 04:13 AM
Open houses are either a lot of fun, or a complete pain in the backside, depending on your perspective.  For every pro, there is a con.  It's fun to go check out houses.  It's a nightmare to prepare for.  Open houses only sell 2 - 7% of all houses sold.  Your house might sell.  The weather is bad.  The weather is too nice!
As a seller in central New York, yes, you should probably have some open houses.  I say probably because they really don't work for all listings.  It depends on your neighborhood, the property itself, and who your target … (2 comments)

camillus: Nice Listing on Newbridge Street in Annesgrove - 07/18/08 06:39 AM
This is truly a lovely home that I was so impressed with, I actually asked the listing agent if I could blog about it for him!  Currently listed for $204,900, the home is a two bedroom bungalow with two full baths.

I have to admit, I'm a sucker for a front porch, and this one I really like!  There are two images that come to mind so readily for me - wicker chairs and iced tea in the summer, and handing out candy to kids piled on the porch Halloween night.

A view of the kitchen … (4 comments)

camillus: Changes are Coming in the Town of Camillus - Hinsdale Rd. and More - 07/17/08 05:30 AM
Bill Davern, Camillus 3rd Ward Councilor, sent out an update to area residents.  I first met Bill almost 9 years ago after we moved into our present home, when he walked to my house to introduce himself.  I don't know if he remembers meeting me or not, but it doesn't matter.  I was impressed by his friendly nature and willingness to talk.  Over the years, I've been impressed even more by his open communication and work to keep residents informed.
On many people's mind:  what's happening with the section of land on Hinsdale Road?  I'm talking about the presently vacant … (2 comments)

camillus: Multiple Offers - Jepoardy Without the Music - 07/14/08 03:08 AM
I hate multiple offers.  I'm sitting in my office, waiting to hear what the big decision will be, and all I can think of is the theme song to Jeopardy.  And get frustrated, because this computer doesn't have a sound card in it, so it's not even like I can go to youtube or to hear the stupid song and get it out of my head (if only the "Get This Song Out of My Head" contest wasn't over!).
To make matters worse, I start thinking that the song is driving me crazy when what happens - wham!  I … (5 comments)

camillus: I'm Looking for a Green Builder - 06/30/08 09:21 AM
Turning our lives around and going greener is not going to happen overnight, although at times I wish it was going along a little more quickly. I saw a great blog a few weeks ago called A Place For Our Stuff on NYCO's blog about Central New York.  Its poignant insight into how we live, where we live, and the habits we keep, inspired me to think more seriously about a topic that has been dancing around in my head for several years.  I'd like to work with a builder who's interested in building greener homes, both within the city limits and in the suburbs.

camillus: Desperate! Help Wanted - Is it a mobile home or not? - 06/17/08 11:05 AM
I'm supposed to be taking a listing tomorrow and am having a difficult time clarifying whether the structure is a mobile home or not.  I'm really not that stupid - I swear.  The proverbial lines are blurred, and I, apparently, am very nearsighted.  With a stigmatism.
Here's what's going on:  Before my first visit to the home, did my homework, pulled the tax reports and inventory, and prepared a CMA based on the tax records (and owners' statements) that it was a single family residential raised ranch on a full basement.  However, when I was in the basement of the … (8 comments)

camillus: Out On Tour of the West Side Today - 06/17/08 09:55 AM
I cruised out on tour today with Bill Bigelow and Brian Normoyle this morning.  We had a little bit of a late start, and had to end at 12:30 to accommodate appointments, so we didn't get to see much.  We also chose to skip several listings that we've already seen, or that were too far out from our offices.
Our first stop was Skyview Terrace in Camillus. Cute.  The wall between the kitchen and dining room has been opened up, which really helps add to the openness of the floor plan.  Our second stop was into the city to Strathmore … (0 comments)

camillus: what's Selling in Camillus - a 30 Day Snapshot - 06/02/08 03:01 AM
The real estate market is moving quite nicely here in the town of Camillus.  According to the MLS, 47 listings have accepted offers in the past 30 days, and are presently either at a K or P status (K means an offer has been accepted but there's some type of contingency, for example a home inspection to be performed, and P means all contingencies have been removed).  But the real question is what is selling?
Currently, there are only 2 colonials listed under $100k.  Leroy St. in the village, and the corner of Melrose and Hudson streets in old Fairmount.  They … (0 comments)

camillus: Wheatfield Way, Camillus NY 13031 - SALE PENDING!!! - 05/13/08 08:14 AM
Simply stunning is the best way to describe my new listing on Wheatfield Way, Fox Chapel, in the town of Camillus.  Let me take you on a tour:
Located less than 5 minutes from the village and highways, this 5 year old colonial features 4 bedrooms and 2 1/2 baths.
As the temperature goes up, so will the flowers and plantings!
As you enter the front door, the hardwood staircase is in front of you, the first floor office is to your right, and the formal living room are to your … (0 comments)

camillus: Fair Housing and "Testers" - 05/08/08 04:17 AM
A couple weeks ago I took my required Fair Housing class.   I love taking this class.  For starters, it's always smart as a Realtor to be "up on" Fair Housing.  Second, the information never gets old, or becomes dull or uninteresting.  Third, it is a reminder that discrimination is still alive and kicking.  Yes, in this day and age.
The instructor this time, Fran, made a statement to the class that if we think we haven't been tested - guess again.  It made me think back to two separate incidents that occurred to me when I was a new agent.  … (2 comments)

camillus: Real Estate Activity in Camillus, NY - 03/13/08 04:00 PM
You don't want to call and bother an agent, you just want some basic information about what's available and how prices tend to run in an area.  Buyers might be weighing the pros and cons of several different neighborhoods.  Potential sellers are wondering what they might be able to sell their houses for.  Real estate addicts might just need a little "fix" to hold them over.  Whatever your reason, here's the lowdown on the town of Camillus real estate happenings.
As of this writing, there are 149 single family residential active listingsin the MLS, priced from $24,900 all the way up to $1,940,000.  They've been in the … (0 comments)

camillus: Is Blogging Really Helping Me? - 03/12/08 04:23 PM
WAIT WAIT WAIT - I don't get this...
The more I blog, the more I should be increasing my internet presence, right????
So, can someone, anyone, explain to me how it is that in the past couple weeks I've suddenly dropped backward on the proverbial Google radar?  Or better yet, if I do a Google image search, I don't show up at all???  I actually just put my name in quotation marks and did a Google image search, and not one image is mine.  There are pictures of other 'Rainers that show up.  For some of these, I guess it sort of makes sense … (7 comments)
