washington: H St NE Streetcar and real estate - 08/22/14 09:03 AM
One never know why a neighborhood or subdivision goes pop.  But pop they do.

H St NE, aka Atlas District, has been moving up & quick for the past 2-3 years.
Everyone knew the streetcar was coming (but I'll point out it's not connected to the Metro/subway).
It's been a long time coming, several delays, but now they are testing the cars.
My question is: when do we see another pop in pricing?  I expect very soon, because, now, it's real.

In the Washington DC market, spring usually comes to life a week or two after Super Bowl Sunday.  Prior to that time, we've usually had a winter lull.  Of course, NO ONE works on Super Bowl Sunday, and our friends & families are grateful for that.
January 2014 seems to be a different year. Auctions…they are just so 19th century, right? Several months ago, I went to one with a buyer, for a home she had in mind in Reston, VA. She had a budget. Auction bidding went right past it. She eventually got a home on the street that she also loved, though at a higher price.

For several years, first time DC home buyers have been eligible for a $5000 tax credit.
With the recent passage of the 2008 Economic Stablization Package signed last week by Congress & the President, this provision is extended until the end of 2009. You can see this on page 14 of this “Economic Stabilization Act of 2008” Senate summary document.
There is also more information on this First-Time Homebuyer Individual Income Tax Credit program at the DC tax webpage.

Just published, though I'm not sure how the Washington Business Journal selected the neighborhoods. The metrics are listed, but why would Capital Riverfront or Brookland not be included? I'm in agreement with some, and not fully convinced of others. The thinking is aligned with Richard Florida, who is becoming the Jane Jacobs for our generation. Many times, working with buyers, I'll hear "so, what's this neighborhood like". This will come from people moving in from outside the area, or, at least across the Potomac. If the question comes to me in my market, I can provide some suggestions as to what others think and what I think; if the buyer has ended up 5 miles away from our original market, and hence, outside of my comfort zone, then I can't be much help.

The DC Chamber of Commerce has just published their 2008 State of the Business Report.
It's fairly predictable in that while there is a national economic slowdown (or use the R word if you wish), the local area is somewhat protected by Uncle Sam and a diverse economy. Notes of caution as unemployment is ticking up, albeit less than the national average. The urban center, DC itself, is higher.

 If you live here, you know; and if you don't, it's a pseudo-secret. TV shows & movies portray a laid back, albeit thrilling life in this town. But the travel agents also point out the local attractions, including museums & theater. This area also has a very educated populace, which shows in bookstores and local activism.
For those who don't want the excess of life in the downtown area, there are some suburban neighborhoods, and there are some top class suburbs, cities in their own rights.

A few weeks ago, Forbes published it's list of most congested cities.  Oh joy, we made the list!  Washington, DC made the list at #1.
Hardly newsworthy to the locals, and this does help those on the Washington Metro understand why they are packed in tight, the system averaging 800,000 riders daily in April 2008.
This fact of life also helps understand why home prices inside the Beltway continue to rise, while those outside, on the fringes of the Metro Washington DC area, those home prices are in a tailspin, still dropping.
