   According to a closely watched index released Tuesday,  home prices have sunk by the sharpest annual rate on record in October and there are no signs the housing pain is over.
  The Standard & Poor's/Case-Shiller 20-city housing index fell by a record 18 percent from October last year, the largest drop since its inception in 2000. Locally, prices were down 28 percent.   The 10-city index tumbled 19.1 percent, the biggest decline in its 21-year history.     Both indexes have recorded year-over-year declines for 22 straight months. Homes are getting cheaper and sales are going up. The number of Southern California homes sold last month edged up to its highest level in more than a year as bargain hunters swept up foreclosure properties in affordable neighborhoods.
In Orange County, 2,391 homes sold in July of 2007. Just a year later, 2,799 homes were sold, that's a 17.1 percent change from the previous year. The median home price in July 2007 in Orange County was $640,000. In just a year that decreased 28 percent, hitting a low of $461,000.

Dataquick shows the latest home selling stats for the 22 buisness days ended on August 22, the median home-selling price is down to $440,000, off 31.5% vs. a year ago. It hasn't been this low since November 2003.
Steep discounting’s spurring O.C. homebuying, with purchases running 19.4% ahead of the year-ago pace as 12 ZIP codes saw sales volumes double 2007’s totals for the period. July marked the first time since September 2005 that home sales exceeded the year-ago pace.

The median price of an Orange County home rose 2 percent from May, to $495,000, according to DataQuick. Though a modest increase, it's the first time the price has risen month-to-month since November of 2007.  In perspective, the median selling price fell 23.3 percent from the previous June, a $150,000 drop in a year.  Why?  Because the majority of foreclosures and sales activity are in the price range under $500,000.  This drives the median price home lower.  The median price is the price at which 1/2 the homes sell above and 1/2 the homes sell below.

The one sure thing right now is that America will keep spending billions on defense.  Raytheon, the 10th largest defense and aerospace contractor in the US, has just leased 78,000 square feet at 120 S. State College Blvd in Brea.  This will boost its local presence in OC by nearly 50% once they complete the expansion.  Raytheon has it's main local operations in Fullerton and has other operations in Huntington Beach, Newport Beach, Irvine and El Segundo.  Raytheon is one of the largest defense contractors in the United States.

More statistics showing that housing prices have taken a tumble.  Los Angeles/Orange County home prices dropped 11.9 percent in the year ended in November, according to S&P/Case-Shiller indexes. That depreciation rate is the worst in the database, which dates to 1987. The only good news may be that of the 20 major U.S. markets the indexes track, five have suffered deeper one-year losses than L.A./O.C. A 20-city composite index is off 7.7 percent in the same year. In 2008 Seller's biggest competition will be ... Foreclosures!  With the hundreds of Billions of mortgage resets happening now and through 2008 home seller's stiffest competition will be from foreclosures!  Not only will it drive property values lower along with inventories higher it will cause consumers to spend less and send the US economy into or to the brink of a recession in 2008.
