Yanking that TV off the wall is gonna cost you! Don't think the deal is over before the buyers inspect the house just before settlement. The final walk through sets the tone for a joyful settlement--or a hostile one. The buyers have the leverage at that point because they hold the money. The sellers need to do right by them--or pay the price. These sellers did a pretty good job of emptying the house and cleaning it out. Both work full time. Lots of sellers don't have $2,000 to $20,000 to get their homes market ready. Like it or not, in our post HGTV world, only foolish sellers say "AS IS" and do nothng. It doesn't cost anything to tackle the basics. This is the least a seller should do: #1.Be ruthless about getting rid of 1/3 to 1/2 of your stuff. You've got to get it out when you move anyway. Your house will sell faster and for a higher price if you get rid of your stuff before you go on the market.

*Get rid of popcorn ceilings. Buyers hate them. They make a house look dated and cheap. **Replace stained and worn carpet. Buyers prefer hardwood, but if you have carpet, new fresh carpet really makes a room zing. ***Paint! New paint makes a house instantly more attractive and valuable. Blood red dining rooms....orchid pink little girl's rooms...They are taste specific and don't appeal to most buyers. Neutral shades: soft greige....pale celery...subtle yellows.
