Buyers these days seem so demanding and picky. I have had some clients for a year now (ugh!). They should have bought the first house I showed them. But they want it all...and they want to steal it. Sunday I showed them an immaculate cape cod w/ an addition: typical rabbit warren of rooms but beautifully maintained...neat as a pin and Q-tip clean. Then we saw a center hall colonial--the woman's ideal style house. ReGreen and the US Green Building Council are releasing guidelines to help realtors "green" their MLS. It is up to us to get those guidelines and use them! This is a great way to add real value to our list of services by helping clients figure out which homes will cost more to live in and which ones are better buys because the sellers have made good investments in energy efficiency. I just got this link to Remodeling Magazine from EcoBroker http://www.remodeling.hw.net/2009/costvsvalue/national.aspx.  Click for the latest figures by region of the country on what returns sellers can expect for home remodeling projects in your area. In the Mid-Atlantic where I am, the returns for major and minor kitchen and bath remodels went down by about 6% each! Previously, a $60,000 kitchen remodel would get a seller back 72.1%. Last year that went down to a 66.5% return. A minor kitchen remodel ($22,000) had brought a 78.3% return at resale. Last year that return went down to 72.2%.
