Don't make it any harder to show...

I had lined up my showings the day before as usual when my client calls and wants to add one more house to the mix. I look it up and find that the house is vacant and tell my client it shouldn't be a problem however the agent requests I call before showing. I called the agents direct line, no answer so I leave a message and request a go ahead and show call.

We look at five houses and still no call back from this agent. I explain to my buyer that the house might have an alarm system or some other code. I told my buyer if they wanted we could drive by the house. I am finding if you don't make a home available or easy to show, buyers will walk. The selection and inventory is too great to play games at showing, especially with a vacant house.

I leave my clients and head for a gas station. Why'll pumping gas, I get a voice mail from the listing agent. This is approximately 5 hours after my initial call. Guess what, it's available to show. The agent says she needs people to call so she can track showings. I'm sorry; our Supra key boxes track showings, just register the key box number serial number. Each night all showings are recorded, then showings are downloaded to the listing agent.

I realized I called the same day. I don't like to call same day but with an empty house, it seems reasonable. I feel 5 hours is not reasonable and not in the sellers best interest.

Please don't make it any harder to show...

I'm glad you got to show that extra house, your right, often buyers have their minds set on seeing something and we must do our best to make it happen.  It is difficult to know what is on the other persons mind, requesting to be notified before showing a vacant home?

Paul, With all the contact technology you would think half and hour after a voice mail someone would be in touch. I agree a same day call is tough..but 5 hours is silly.

That seems to be a real problem in most areas.  Some sellers just don't get it, I know I have one seller who wants to know everytime someone is going to show their home although they lived out of town. They have a neighbor who goes over to make sure everything is OK, then turns the lights & music on, so that part is good.

It is amazing with the current technology that we have an agent makes it so difficult to show a vacant property!

We have the book a showing system just set up here and get email confirmations. That works real well. I know how annoying it is if you dont get a call back.

Paul, great post and it's a common problem all over.  If you're not going to answer your phone quickly then have easier showing instructions.

Paul, I called an agent over two weeks ago to show a property. He called me yesterday to tell me the property was leased, but he had other ones available. A quick returned phone call could have saved a lot of frustration.

I agree with you 100% Paul. I just wrote an article yesterday regarding how agent's are not pulling their wait in their end of the deal. There has been a lot of sloppiness and laziness floating around in this market. One of the most simple things to do, return a phone call, even seems like a task these days for some.

Well Paul. At least you got the call the same day! I've had agents not return my call till the next day, then ask if we still want to see it. Nope. Too late now. They've either made a decision on one they WERE able to see, or left town, or whatever. Imagine what their seller would think....

Great point. I hope that a home owner reads this. They do not know how much harder this can make it. I have an agent in my office that says to call the Listing office for showings with no info for us to figure out what we are to do. If want to show one and I had nothing to go off of. It can be maddening. Especially when you know that the seller want to sell and this could be perfect or your buyer-Dinah Lee

Paul:  Sometimes the listing agent thinks they are doing the seller a favor by quickly complying with a seller's requirement like this.  Sometimes it IS necessary, but usually it is not... and usually shows up a less-than-wonderful listing ability on the part of the listing agent.
