Escondido CA - A Diverse Inland Community
Escondido, California is located about 14 miles inland from Carlsbad and adjacent to San Marcos, just west of the I-15 freeway running north and south, given Escondido easy access to San Diego and points north in Riverside County, including Temecula and its famed wine country.

Here are a few tidbits to get you started:
- One of the oldest cities in San Diego County, founded in 1888, covering an area of about 36 square miles with 3 lakes
- The population is around 140,000, of which approximately 51% are Caucasian per the 2000 census
- The economy is diverse, based on agriculture, tourism, retail, services, light industry, and high technology
- The climate is mild, but warmer than you will find along the coastline in Carlsbad; average high temperatures range from 68 to 87 degrees
- Residents in Escondido attend a variety of schools in the Escondido Union School District - there are 7 high schools, 19 elementary schools and 5 middle schools
- Escondido is home to the San Diego Wild Life Park - a fabulous zoo to visit in a setting more open and very different from the San Diego Zoo
Escondido occupies a valley surrounded by residential areas on hills on three sides.
The community has a fairly significant downtown area with a very broad range of services and shopping (including large stores like Lowes to small clothing, antique, furniture and jewelry retailers), casual and upscale dining (especially in the growing area along Grand Avenue), a major hospital - Palomar Medical Center, and the very popular, well known, and impressive California Center for the Arts which includes a museum and a concert hall.
Housing in Escondido crosses many lines, from million-dollar hillside and view homes to mobile home parks, from contemporary condos to apartments, to vintage bungalows to Spanish style tract homes, from equestrian farms and orchards to hillside hide-a-ways...pretty much anything you can imagine, and cutting across a broad budget.
Overall housing in Escondido is significantly less than you will find along the coast 20 - 30 minutes away.
As of the date of this article there were 592 detached Escondido homes for sale , ranging from $74,900 (for a 2 bedroom 2 bath 616 SF home) to a fabulous 11,500 SF home with 6 bedrooms and 6 baths (plus 2 half baths) for $5.35 million.
The more exclusive areas include the rural Elfin Forest area, Lake Hodges, Harmony Grove and Eden Valley, as well as Rimrock Estates and Hidden Meadows. There are also charming bungalows and small vintage homes along tree-lined streets close to the downtown area for under $350,000.
The average price of an Escondido detached home sold in 2009 is $291,094, down 50% from the peak average for 2006 of $582,744.
There are 151 attached Escondido homes for sale (condos, townhomes) at the current time. With prices that have dropped significantly in the last several years you can find a good number of 1 and 1 bedroom condos for under $100,000. Current pricing for attached homes ranges from $50,000 (that, for a 2 bedroom 2 bath condo) up to $455,000 for a 3 bedroom 2.5 bath new construction condo with 1772 SF of living space.
The average price of an attached home sold thus far in 2009 is $114,742 (55 days on market, selling at 95% of asking price). This represents a 64% drop in average price since 2005 (YTD average was $318,312) and a dramatic increase in affordability.
