We're a wholesale mortgage broker, so we have access to the wholesale lenders and their wholesale prices. I'm not limited to any particular lenders because we don't guarantee lenders any business. Some brokers have relationships with lenders so that all of their business goes to one lender. I think thats putting blinders on and not keeping options open for the customer.
The programs we have range from 100% financing, to Power option ARMS, to Interest Only fixed rates, "my community" programs, high-asset scenarios, unique credit and income situations (stated, no ratio and no document), and more.
My advantage with a client is my honesty, availability, product and knowledge. I've been in the business over 12 years. I don't "quote" terms, I actually qualify and pre-approve a customer for a loan. If there are stipulations on an approval, then the client needs to know that upfront. Money due at closing is realistic. I don't "hook" people by telling them misguiding information about what they'll end up paying at closing. They need to be prepared for not just the money to Free State, but to the attorney, recorders office, escrow setup, underwriting, etc.
I'm available from 9am to 9pm weekdays and 9am to 5pm on the weekends. So, my customer (and the agents) can reach me almost any time. The phone numbers are direct to me. I forward my calls to my cell phone if I'm out of the office. Being available is very important - I've purchased four homes in my life, so I know what its like to be unable to reach someone when you have a question about the process.
