Considering the turmoil in the market, you may be tempted to back off, or stay away from investing in Real Estate. That's a natural reaction and its why less investors are buying today. Many of us are waiting for the market to bottom out before we re-enter and this too is generally a good strategy.
However, what are you doing to prepare for your Real Estate Investing Re-entry? Do you think, in our frenzied San Diego market, that the biggest and greatest deals will sit there for weeks while you analyze what and where you want to invest?
Most Realtors call you (and I) "looky loos", "professional lookers" etc. We are regarded as self proclaimed know-it-alls who will never buy. Because of this, Realtors don't want to waste their time helping you leaving you to figure out the market on your own. This Realtor feels differently on two levels.
First, I have respect for savvy investors who demand value. I understand your rules of engagement because I share them. I am analyzing where the market really is; by accessing the distressed markets before they reach the general public.
Second, while most in my profession will tell you that it's a great time to buy, I disagree. My clients are buying today only because we have found a home that they can't let pass them by and is an opportunity that is at least 30-40% below today's market. We find these properties, not on the internet or the MLS, but at the kitchen tables of distressed sellers. This is one of the places I'm offering the deeply discounted properties.
Join us as I watch a select few zip codes within San Diego County that we find to be the top investment areas as we bottom out. Our community will be spend the next several months analyzing the markets, touring homes, and sharing our knowledge. We will be building teams of contractors, market analysts, real estate, design specialists, accounting, and legal experts all here to share their knowledge. We will find partners to buy multiple properties to buy and hold, or fix and flip so that we can diversify and take full advantage. The goal is to be ready for what we believe may be the best opportunity of our life time to invest in Real Estate!
