Thank you for your interest in looking to make a move! Below is a list of information I have provided to make you understand the process when looking to buy a home. Remember, it starts out with a great Realtor with knowledge of the market, financing, information about the house, insurance information, up to date education, and experience.

2. Pre-Approval / Pre-Qualification

Looking for a Home Mortgage Lender, let me choose one for you that will fit your needs and your personality... The best way to find a good lender is to ask a Dave Werth for a referral or go to the Preferred Referrals tab located at the top of the home page for suggested references. Avoid advice from agents or others who receive a kick-back commission for referring you, because you may pay for this referral with added charges to your loan. Dave's preferred lenders have proven the upmost professionalism and do not provide internal commissions for referring clients to one another.

Lender's Checklist
Ask potential lenders about the following requirements and costs according to a price range you think matches your needs. This also helps determine what you need to look for in a property.

1. Qualifications:
- Middle credit score
- Income

2. Loan costs:
- Points
- Processing fees
- Additional "garbage" fees (underwriting fees, loan documentation preparation fee, filing fees, credit report)
- Hidden costs
- Prepayment penalty
- Interest Rate
- PMI (mortgage insurance)

Are loan costs added to loan or prepaid? Is the seller allowed to pay a percentage of nonrecurring closing costs for the borrower? What is the maximum allowable seller contribution?

3. Requirements:
Percentage of purchase price required down? Or loan to value ratio? What about the condition of the property? Do they finance "fixers"?

A Better Way to Find Your Lender
After you work through all the details of the lender's checklist, you understand better the available possibilities. Now, from a different point of view, work backwards. Instead of asking the lenders what they offer you, tell them what you want and find the lender who best matches your terms. Create your own wish list of your personalized loan needs.

Is this purchase an owner-occupied or an investment property?
What percentage do you want to put down?
If you want to sell right away, can you avoid prepayment penalties?
Do you need the loan to finance a fixer?
How much of a fixer do you want to tackle?
How flexible are the lender's appraisers?
Do you need a cooperative appraiser?
Do you care about "garbage fees" and need costs to be added to the loan?
Do you want to pay PMI, or a first and a second, or neither?
Do you want the seller to contribute to your closing costs?
How much do you want the seller to contribute?
How many points do you agree to pay up front or add to the loan?
Are super low payments available?

3. Open Houses / Private Showings / MLS / Automatic MLS email / IDX MLS websites

Time to start the search... There are a number of ways to look for homes, and you have your choice of any option you want to work for you!

If you would like to get the most out of looking for a home, up close and personal is the way to go. So how do you get to that point? Start out by having an auto search set up for your specific details you are looking for in a home. All of Dave's clients have automatic emails sent directly to their emails with up to the minute notifications of new listings, price reductions, and informational changes. Staying on top of the market is very important, and a must when looking for the perfect home. Once you have the MLS auto email search set up to go, make sure you are aware of what an IDX MLS search can do for you. Great websites will have an IDX search engine which will allow you to privately search online at all of the MLS or multiple listing service houses for your area on your own time. This search engine is located on the home page of this website, under the tabs, property search. This will allow you to look at all houses actively for sale on the MLS. This also will allow you to view information about each individual property specifically, as well as photos, and disclosures about the property. This information is only as good as the messenger, so the real test is going to look at the property. The best way to find the perfect property is going to look at them in person. Open houses are nice, but keep in mind, they have people there when you are looking. If you want privacy, a private showing is the way to go. Dave and his clients will find a number of houses/properties first, and then take the time to go out and view properties to see. Regardless of the number of homes looked at, until it is the right one, keep looking !!! Once you find the perfect home, you will know. 4. Property Condition Disclosures / Clue Reports / New and Old Improvements / Permits

Each property sold in ND & MN will be required to provide a property condition statement by law unless it is a REPO/REPOSESSED PROPERTY/BANK OWNED/HUD and or managed property. They are not required to provide this as being a lien holder or management company for the bank. The property condition disclosure is information about the property given by the seller to the public or any interested buyers, stating all information and facts about the property while they were living there. Any improvements, changes, updates, upgrades, issues, problems to the property, are to be provided in the disclosure for the buyers to review before any actions are required. Any additional questions should be pointed to the listing agent to find out the correct answers. Clue Reports are information regarding to insurance claims that may have been placed or ordered on the property. Clue Reports will give a history of the property and all claims that were involved with the property. Issues such as hail, flooding, or any major damages are easily found in a Clue Report and provide the buyers protection from unwanted problems, or un resolved problems. Some claims may have awarded the home owners, and the money awarded was not used to correct the problem. A CLUE REPORT should always be reviewed before placing an offer on a property, or a contingent offer based upon review and acceptance of the CLUE REPORT. New and old improvements should be disclosed as well as any permits that are needed for certain improvements. Daves education through ABR & GRI classes gives him a huge advantage in understanding potential problems that may arise and this can save the buyer thousands of dollars down the road.

5. Tax information / Specials / Unpaid Specials

Each property has tax information available at the assessor's office. It is the agents responsibility to find out this information for their clients, but it is ultimately the clients responsibility to understand all tax information that is provided to them from the agent or the public records at the assessor's office. Each property has yearly taxes due. New construction may have a delayed property tax situation, or abated tax situation, but ultimately will have taxes due when the project is complete and in full force. To find out the property taxes due, contact your local city hall, and they should be able to provide you with that information. To figure out your monthly taxes due, divide the full amount by twelve months and that will give you your monthly taxes due. 95% of taxpayers have them paid out of their monthly mortgage payments automatically. You do have the ultimate choice of paying them in your mortgage or on your own time. Taxes are due two times or twice a year. Delinquent taxes can result in major penalties and can create a pre-foreclosure process. Paying your taxes on time is a must! Specials Installed and Unpaid specials, are assigned to an individual property to help pay for new improvements. Each new improvement is usually voted upon at a city council or by the city council members and approved or pending. Once it has been approved, the property may be assessed an improvement and specials will be due. Specials installed are to be paid in the year, and unpaid specials are the amount owed for the entire project. The unpaid specials will usually have a duration set by the improvement and also an interest amount given over the duration of the unpaid period. For instance a new curb and sewer project could be performed to improve the old ones, and the project may cost each house $15,000 which is the unpaid specials. The unpaid specials of $15,000 may be paid over a period of 20 years with 5% interest applied to the loan. The unpaid specials will stay with the property until paid in full. The installed specials is a small amount of the unpaid specials which is to be paid per year, such as in this scenario, the installed specials might be as low as $450 per year for 20 years to complete the payment for the new curb and sewer. Contact Dave for more information on any of the listed information as it can be very confusing and should be fully understood before buying a property. In some cases, the specials may not be disclosed by the seller, as they may be unaware, as it is up to the agent and buyer to double check with the city to make sure there are no upcoming specials.

6. Time to make the offer...

earnest money, the down payment, financing, closing costs, home inspection, home warranty, interest rates, addendums, closing dates, possession dates, closing company, purchase agreement, proration of taxes, special conditions and requests...
