Okay, time to rant for a minute about Pest inspectors.  Before all the Pest Inspectors get in an uproar this is really a rant about the whole system.

I am having a time closing a deal because a lender says a termite letter is vague and won't accept it as a clear letter and the Pest Inspector says it is fine and they will not rewrite it.

Here is my point.  If lenders are going to want specific verbage for a clear Termite Letter then they need to issue something saying this.  Every Inspector is different, so how are we supposed to know as agents if it will be considered vague?

Lastly, why would an inspector not rewrite a letter if the lender requires it.  Do they not want to please their client.  it is not as if anyone is asking that the findings be changed, just the verbage used so it reads more clearly.  I would think this makes good business sense.

Okay my rant is over but does anybody else think that I have a point?  And for those of you that do not know what I am talking about, Termite Letters are almost as important as the contract if you work in the South.

I think this is worse.

Day of closing we find out the underwriter wants the home baited. This after getting a clean inspection. Beginning to think they are making it up as they go.

Doesn't that pest inspector want your repeat business? No logic to him not wanting to rewrite the wording. Have the bank write the letter as they want it and request that the inspector sign it.

Curious as to the lender.  They are probably not a direct lender and are selling to someone else and so are being strict with you on the verbiage.  This is not uncommon at these types of shops as they get stung on the back end.  Even so called "direct lenders" have loans sitting on their warehouse lines for days on end with nitpicky items from the Street.  I am hearing from my prior associates that even large trades (typically see a 10 - 20% bounce for conditions) are being individually underwritten in some cases.  This is making even the large lenders gun shy.  Imagine when trickle down theory applies and it gets to the broker - catastrophe. 

Not seeing anything in sight that will alleviate the problem either.  Other than telling them they are being downright silly... but I am sure you did that!!

If the inspector did not deliver what was needed to close the deal -- why pay him?

Rosemary,

unfortunately in this deal I represent the buyer and the seller hired the Pest Inspector because my home Inspector noted a tube on an exterior wall.  The seller readily agreed to have it treated.  We thought we were simplifying the process by just letting the seller's Pest Inspector right the letter once the home had been treated as opposed to having my inspector write a letter that was not clear and then another re-inspection.

So in short, I have no authority on who gets paid.  Live and learn, only use your contacts!!!

 Bugguy here and I address this issue in my blogs. I feel your pain. I can't believe some of the verbiage I have see on these reports. In South Carolina there are special classes above regular testing on how to properly fill out a report. The other side is even when it is accurate and clearly written and detailed, I have been involved in closings where the lender has expressed that it wasn't clear. Solution, I got on the phone with the lender ASAP and said where are you confused and in a short phone call with no changes to the report things went through fine. If for some reason he wanted it worded differently or needed more detail I would be happy to oblige s long as it did not affect the integrate of the report.
