Say yes to showing requests!

It's hard to believe that in this market people are sometimes refusing showing requests. I know, I know...you have a hard life and a busy schedule, but I'm trying to help make it easier by selling your home. So say, "Yes!" and I'll be happy to bring my clients through and help you get an offer. And agents: if you are personally answering showing requests on your cell phone, answer the phone like a professional! Here's a phone conversation I had the other day: Agent: Yeah? Me: Is this (So-and-so) Realty? Agent: No. Oh, but wait! I work for (So-and-so) Realty. Me: Are you sure?

Some people don't realize that it's hard to sell a house if you don't show it.

Yes, this drives me nuts.  "I want you to sell my home to someone who will pay more than I'm asking, buy it yesterday, and let me live here for the next six months.  And I don't want to clean it, fix it, or show it."  Yeah, I'll work on that for you.

Amazing.. you mean there is an expectation to physically walk a customer through??? A virtual tour is not enough?  ( I JEST )

Professionalism and integrity are important factors to any business.   Missing those factors will position one for a short lived carreer.

Ben- I agree. The odds of a house selling without a showing are very, very small.

It's tough to sell a house if you can't sell it!  AND the thing sellers don't seem to get is that they likely won't get another chance to get that agent back through their house.

Hi Ben-

It would be funny if it weren't so true!

I had one the other day - I called for showing instructions and the response was "Why?".

"Well, because I need to know if it's on Supra, does the Agent have to be there, etc....."

Heavy sigh... "When would you like to see the property?"

"My Client would like to see it this afternoon."

She flipped! Said there was no way, she needed more notice.

Now, this isn't a home in an odd area - it's in one of the more popular parts of Palm Beach.  The thing has been Listed for over 200 days!

Ben, Good post ...I agree, have to be able to show a house to sell it.  It's hard to get people to understand the basics sometimes.
