I never thought that I would be saying this but I love short sales. Six months ago I couldn't stand them.. I have done several of them fortunately working with agents that where professional and took the short sale seriously. My clients are finding that the short sales are in most times in better physical condition than foreclosed homes. I think part of that is due to the fact that the time between short sale and foreclosure is quite a few months and in that time the home is uncared for so many things can start deteriorating during this time. Toilets become messed up because of no water in the home. The yard becomes dead because the lack of watering. No one has cleaned them since the owners moved out so they are usually very dirty inside and I believe the mentality of the home owner is different when they sell their place in a short sale vs. foreclosure. Their disposition is more positive. They see hope in the loss of their home.
With the short sale the homeowner usually has a better chance of their credit not becoming a nightmare. I see that with short sale sellers they are so grateful just to have someone take the property off their hands and not be KICKED out of their homes because of foreclosure.
In every transaction I've done related to a short sale I've used a faciliator. She is worth the little bit of money she charges, she gets the job done and people can move on with their lives.
