I met TWO Growth Leader Buyers today! This system works Great!

For a while, I thought that most of my internet leads were dead.  Faceless email addresses living in anonymity,

 Most internet leads love to be anonymous.  I picture them on their computer in a dark room with no windows, with a bag over their head, not wanting me to know their identity.

 Some do not reply, do not call me back, I think they need CPR to revive them

 The other night, I heard from two leads at the same time, asking to see homes right away.  Today, I met two sets of buyers, and what do you know, they are breathing with a pulse!  Qualified buyers that need to buy immediately! 

 GROWTH LEADER SUCCESS!  HOORAY!

 With the first family of buyers, we looked at 8 homes today.  They found one, and are discussing placing an offer!

 With the second family of buyers, they need to be all moved in 8 weeks.  We need to look at more homes this week!

 I am still learning to be patient with my internet leads.  Today, I met these two sets of buyers, unrelated to each other, that came to me as a direct result of the Growth Leader program.

I think patience is the best thing for internet leads.  I've had some marinating for years that are now turning into 2 or 3 deals with their family.

Hello Donald,

I am also working with internet leads. Remember today's consumers are computer savvy and all go online for information, before they make a decision and real estate is not the exception, but when they are ready to buy, they will contact you if they see value on the service you are offering. Keep sending information and follow up with a phone call even when they do not call you back; maybe they are busy or are not ready to buy yet.

Don, that's great! I was out with a buyer on Saturday. We had narrowed down the search to 2 different condos and she wanted her sons to see them. Yesterday she drove back to Ohio and called twice to discuss what kind of offer to make. She wants to do the paperwork with her husband there. I hope to be submitting an offer tomorrow! Yeah Growth Leader!

Don...I guess I missed the boat on Growth Leader! I did not sign up as we have two MLS's here, and the "premier" one would not participate. I've since tried to get on the free trial, but was told 1) no room at the inn and 2) the free trials were ending! So, I hope everyone has a good stream coming in from Growth Leader as I hear it may not be to cheap afterwards. For me, it's the chicken or the egg idea....don't have the money to shell out for the system, but also business is slow.

I also thought it was funny that there was no room for the free trial in my area, yet I've only seen ONE blog post on AR about the program in the Atlanta area......sounds kinda strange!

I am currenty testing Reply, Market Leader and HomeGain.  They are all providing a ton of leads.  It's a numbers game with these services and persistents hopefully will pay off.  The cost of these three services is far less than what I was paying in phonebook ads that I only attributed one sale to in two years.  I received a Reply lead in late February that I closed this past Friday.  I've got at least five other Reply leads that I'm confident will buy before the end of the summer.  Market Leader (the old housevalues) seems to have changed and I'm hoping for a long relationship with them.  I've been with Homegain for about nine years and they have provide good consistent leads.  It's a lot of work and you absolutly have to reply to consumer requests the same day or they are off somewhere else.  If I get a phone number I call the same day to verify they want the information and try and do a little pre-qualification without getting too nosey.  Do not expect anyone to answer any of your emails or call you.  Just keep getting your name in front of them.  When they no longer want your information they will tell you.  I also follow up with mail pieces explaining the benefits of working with our company, send calendars, pens etc.  I think this is going to be a good year.

I've also found that internet leads prefer anonymity until they are ready, NOT you.  Persistence and patience seem to be the keys.
