I wonder if everyone is as overwhelmed as I am in getting started in the real estate business. There is so much to learn and do. Just trying to learn the basics and then all this 'techie' stuff! I can't wait for the day when it all clicks! Please tell me it does!

You are very normal. The most important thing to remember is to 'BREATHE' every day! With time, it will all become second nature. This forum is a great place to learn from others lessons without having to experience the same bumps and bruises.
I have some great friends in the Colorado Springs area that do property management. A great way to build your business is to develop those referral relationships locally. Please check narpm.org for a member when you have a client needing property management or feel free to contact me personally.
And if you do property management then consider joining the National Association of Residential Property Managers (NARPM). NARPM members, just like here on ActiveRain, are very willing to share information. The NARPM Colorado State Conference is scheduled for May 27-29 in Lakewood, Co. It is one of my favorite state conferences to attend and I will be teaching a fun session entitled 'Managing the Management Monkeys'.
Best of Luck and remember to BREATHE! :-)
Howdy there Launi
