Successful Open Houses--- on TUESDAY?

IOpen House Tuesdayn this market, we're all trying to come up with new marketing ploys to give fresh traffic to slow-moving listings, which, nowadays, is nearly ALL of the them! Some years ago, when we were still associates with a large local company, my husband and I won an award for "Thinking Outside the Box for our innovative marketing ploys, so this is something of a forte for us, and my husband, Brian, has definitely had on his thinking cap to come up with new strategies for marketing listings.

Accordingly, a few weeks ago, he decided to try out one new idea for a couple of our listings that are on, or just off, high-traffic streets. On otherwise slow mid-week days, he posted open house signs and arrows leading to these listings, took his computer to the properties, and just hung out for a few hours. He's done this half-a-dozen times each at two different listings, one in Albuquerque's North Valley and the other in Bosque Farms, NM. Amazingly, each time he's had between on and four interested groups or individuals stop by! By this method, he generated more showings in a two-week period than competing listings have had in 6 months, according to a couple of  interested sellers who have contacted him lately after noticing this activity!

While so far none of the prospects has yet actually bought either of the properties, we have a couple of buyers who are trying to get pre-qualified for one of the properties, and he's picked up a couple more cash buyers who are now working with him to find the right property, as the "Open House" property they saw didn't quite meet their needs. So, yes, a Tuesday Open House, right in the middle of the afternoon, has great potential!
