A Key That Often Gets Overlooked

In buying townhouses or condos, your new mailbox is generally in a bank of mailboxes and accessible only by key.  If you're buying a bank owned home, you may never get the key to that mailbox...or even find out which mailbox is yours.  And even if you get the key, you should change the lock.  So how do you do that?

Take your fully signed, HUD-1 settlement statement, to your local post office.  Present the statement to the clerk that helps you and explain that you would like your mailbox lock changed, or that you don't have access to your mailbox.  The clerk will order the postal carrier to change the lock and present you with the key during the next mail delivery, or make other arrangements to have that lock changed and get you the key.

So all you need is that signed HUD-1 settlement statement and the address of your local post office.  It's that simple!

That's some great advice Chris Ann. I don't sell many town houses, but to be honest I had not really thought about the mailbox with foreclosures, thanks for the reminder.

JL:  In regular sales, the owners sometimes forget to turn the mailbox key over too.

Chris Ann, it's really easy if you know what you're supposed to do!

Pat:  Super easy!  But intimidating when you have no idea.

Virginia is a lot more reasonable than California. I've had buyers in Sacramento tell me that they have taken their HUD-1 to the post office or the HOA (to get a key to the gate) and have been informed that they need to produce a copy of their deed. Hello? The deed won't be returned to them for several weeks. I wish there was conformity.

Elizabeth:  Real estate practices are so regional.  It's very important to work with someone who knows the local system inside and out.

Two other keys that get overlooked around here are the keys to the locks on the gates and the electric panel.
