Direct mailing - results?

Has anybody used www.usadata.com and can comment on how good their mailing lists are? It found it on the internet and it looks like you can really drill down to the type of address you want, ie. specify household income etc. Does anybody have experience with mailing lists and can give me an idea of their effectiveness? Return on investment?

Frankly, I stopped using direct mail as a primary tool for prospecting. I do use them to announce listings, sales, etc. I found that hand delivering to the door gets better results than direct mail. I am not talking about door knocking here (which I think can be useful), just about getting your material right to their door. You can just hang it from the door knob. But I find that when I do that, I get much better responses and I often even come across folks while delivering them that want to talk a little real estate business with me.

You can easily hit nearly 500 homes a day by doing it 3 days a week, 3 hours at a time... and that is if you really just take your time.

I make mt own mailing lists from the county tax records. I only farm owners who bought prior to 2003.
