There was an interesting article in one of the business magazines touting all the computer generated on-line "appraisals". So, for the sake of science I decided to see what these brillant computers thought of my house.
And, I wasn't impressed. All of the websites that I tried valued my home way below its actual market price. In fact, one website gave me a range price with a difference from high to low of $150,000. Well, that's enough to buy a one bedroom condo!
So, a word of advice. If you're a seller and you're using these websites to determine your home's value, you'll underprice your property by thousands of dollars. Who you gonna call? A REALTOR, an experienced agent. Get a realistic market analysis. Or pay for a fee appraisal from a real live experienced appraiser.
If you're a buyer and basing your offer upon one of these on-line websites, forget it. You'll be so far off on your offer that the sellers will either laugh (hopefully) or tell you to take a hike (I'm being nice here.) In other words, who you gonna call? A REALTOR. An experienced agent who will represent you. A buyer's agent who will explain pricing, neighborhoods and why one property is a better buy than another.
