In the Real Estate Industry we have this tool called the MLS.  The MLS stands for Multiple Listing Service.   All members of the Buffalo Niagara Association of Realtors have access to this tool.   We hope that each member takes time to review their listings to ensure that they are complete and full of information - correct information.

What harm can an error on the MLS do?

A lot.  Especially if it is your listing and is input incorrectly in the MLS!  I have spoken about the importance of good photos and how they can ruin your chances of someone seeing your home.   But there is even a more important thing to review about your listing.   The data as input into the MLS.

The data on the MLS is garbage in, garbage out.   If the incorrect information is not on the MLS, it can cause difficulty for potential buyers. When  I first started, I put one of my listings for sale for 67,000,000.00. .no one was showing it. . .soon I realized why. I'm gland that I sold the property and my clients were happy. .but oh boy, ,that was a huge mistake!

Oh I site and sounds of MLS, the things I have seen and the house I have not shown do to incomplete lising info. One great cross check is to send a copy of the MLS listing to your buyer for review .. trust me they WILL catch all the errors and let you know.

I guess we all have the same MLS issues  >.<   And I hate most of those stupid abbreviations! When I used to do print advertising for my listings, I was constantly fighting with Homes and Land about changing my descriptions. I had it the way I wanted it, now leave it alone! I fought with them about that until the day I stopped advertising with them. What do you think about fpl, or 2cg? When reading an add, does the buyer know what these mean? Even I didn't know that fpl meant fireplace when I first got into the business.

Colleen - you are so right about these issues. And it is distressing how common they are - wrong prices, wrong zip codes, etc. I often send emails to the agents when I see these, but you have to wonder that no one seems to notice after weeks adn weeks of being on the MLS. We still see listings without photos even though our MLS now requires a minimum of 1 within 72 hours.
