Feature your listings on your website! Sellers love It !!!

Most of us have a website but do we list our listings on the site. If your site has the flexibility you can do a nice review of the property by creating a separate page for each listing. You can use whatever photos you desire. They will be larger and of better quality than that of the local mls. You can give neighborhood info as you wish along with maps ect. The sellers will always like it. You can add the features they care about. I always make flyers for my properties and use the back of the flyer to advertise the site as a place to get more info and a photo tour of the property. Its easy to update since its on your site. This also drives more people to your site which is always a good thing. You are also creating another page on your website. You can incorporate the neighborhood info that you just cannot fit into the mls.

I agree with you, Eric.  This is such a cheap way to advertise.  It's really crazy not to use it for every property. 

I once listed a home in a rural area, and I knew that the MLS wouldn't really help to sell it.  I created its own website and put out a flyer box.  I had it under contract in less than two weeks, after receiving multiple offers!  The only calls I received were from people who had picked up a flyer and visited the website. 

I created a form on the site so that prospects could schedule a tour of the home, and I had several leads come through that way.  It was so easy and inexpensive, and the seller was very impressed to have her very own website for her home.

Another thing that agents often skip is photos of the property (and lots of them).  With a digital camera, there's no reason not to have multiple photos of a property, but I guess that's another topic. :-)
