Sign Placing Service idea - your feedback welcomed!

Not time or desire to put out your own signs?  Think about this!

When I first got into real estate 18 years ago, I used to use a sign placing service that was reasonable and very effective.  I am surprised that one has ever rebuilt this model local after his divorce cost him his.

We used to just fax the order to him with an "x" on the plat map of the property of where we wanted the sign.  We had to  execute a hold harmless agreement if he accidently punctured a sprinkler line, but in the two and a half years, he never hit one on my listings.

This was a great business model since I think he charged about $20 for it and he kept all your signs and riders in his shop.  If you wanted a flyer box or a custom rider, he would charge a small fee for those.  It was great because you didn't clutter up your gargage or storage shed with materials and you had an almost endless supply of yard arm signs and a huge variety of sign riders without having to invest in them to sit on a shelf or paying for 1 at a time printing costs!

Another advantage is that you didn't tear up your vehicle putting signs in and out making a nice car look like a work truck!

I am thinking of setting my son up in this business as he gets ready for his first job.  I plan on charging $25 to cover the original sign placing and the take down request.  I will charge $1 more for a flyer box and another $1 for an in stock sign rider (the agent rider is free of course).  Another service would be $5 per Friday to refill the flyer boxes (in addition to printing costs).  I could even charge a flat fee to use a Talking House system if the agent wanted to.  That way, I could absorb the initial investment.  Another idea is to rent out open house signs at $5 each or $20 for 5 of them for the weekend.

My target market would be new agents that have not yet invested in all the supplies as well as top producing agents that understand their time is better served writting up the next contract, not doing mundane tasks.

Please let me know what you think of this business model and the price points I mention.  Any other ideas you think I might incorporate?

Sounds like a good possibility.  I remember when Century 21 first came out many moons ago with the large wood signs.  We had employed sign installers.

Sounds like you have a great plan.

We actually have had a bad experience with a sign placement individual.  The company we worked for a few years ago recommended this particular individual to all of the agents as he was starting up a sign placement company.  A few months after he started, there was a problem with missing signs on various properties.  What was actually happening was that he only bought so many signs, but had more requests for properties than he had signs.  So he would take the sign from one property and put it on another.  Not very good for business.  Once this discovery was made, he was promptly relieved from his duties.

We have the smaller signs and its not a problem to put them up ourselves.  They fit easily in the trunk of my car.  However if you have the large wooden stakes I think that would be a great business for your son.  Good Luck.

Sounds like a good business for your son-I like the fact you are teaching him responsibility.

It is a great idea, especially considering the number of real estate brokerages and agents that serve most areas. Make sure that your son is as punctual in taking down the signs upon closing as he is upon listing. That always seems to be a problem in our area.

Anyone have ideas on pricing?

Do you agree with the pricing model I outlined?

How does that compare to those of you that have similar services in your area?

There are a couple of companies that do installs here in Central Florida.

They charge about $40 for the install and removal.
