Not time or desire to put out your own signs? Think about this!
When I first got into real estate 18 years ago, I used to use a sign placing service that was reasonable and very effective. I am surprised that one has ever rebuilt this model local after his divorce cost him his.
We used to just fax the order to him with an "x" on the plat map of the property of where we wanted the sign. We had to execute a hold harmless agreement if he accidently punctured a sprinkler line, but in the two and a half years, he never hit one on my listings.
This was a great business model since I think he charged about $20 for it and he kept all your signs and riders in his shop. If you wanted a flyer box or a custom rider, he would charge a small fee for those. It was great because you didn't clutter up your gargage or storage shed with materials and you had an almost endless supply of yard arm signs and a huge variety of sign riders without having to invest in them to sit on a shelf or paying for 1 at a time printing costs!
Another advantage is that you didn't tear up your vehicle putting signs in and out making a nice car look like a work truck!
I am thinking of setting my son up in this business as he gets ready for his first job. I plan on charging $25 to cover the original sign placing and the take down request. I will charge $1 more for a flyer box and another $1 for an in stock sign rider (the agent rider is free of course). Another service would be $5 per Friday to refill the flyer boxes (in addition to printing costs). I could even charge a flat fee to use a Talking House system if the agent wanted to. That way, I could absorb the initial investment. Another idea is to rent out open house signs at $5 each or $20 for 5 of them for the weekend.
My target market would be new agents that have not yet invested in all the supplies as well as top producing agents that understand their time is better served writting up the next contract, not doing mundane tasks.
Please let me know what you think of this business model and the price points I mention. Any other ideas you think I might incorporate?
