We got two contracts today for properties that did not sell on auction day AND got an acceptable offer for a waterfront home in Virginia Beach that was due to hit the auction block this coming Tuesday! The last property is over $1.5 million dollars, and one of the other two is close to half a mil so the jumbo buyers may be crawling out from their caves to pick up great real estate at turn of the century prices.

Yes, buyers are coming out but they are drawing a HARD LINE on their offers... they know they hold the upper hand. Keep the contracts coming and let's make a DEAL.

Good for you for getting them. And good luck on getting them sold. I believe upper end buyers are doing what you mentioned.....cause they can. Lower end pretty much has to do whatever the reo banks tell them to do...and they do it. But that's another story.

Property is moving here in Phoenix! Mostly the less expensive homes at this point. But at least we're going in the right direction.

I think they look at the market rebound, hear the optimistic comments made by the president, and take out their check book and buy. Especially, now that these people feel that their money would be safer with a brick and motar, then a investment with some mutual fund/hudge fund ( Madoff), which could end up worth as much as the paper it's written on.
