Picturing a New Home...

Pretty house by AlisonLOL

So what do you think the most important photo of a home fresh on the market is? Some would say the view ,others the front of the home. I guess it may be what ever the buyer considers the most important detail.

I happen to consider it the front walk up to the front door. Once inside I have to see the kitchen. I've heard it said most women look there first. The more pictures of it the better. i just want to see it all.

What is your favorite first photo?

I do think the front of the house that welcomes you to open the door and the kitchen are the first things my buyers look at

Hi Dinah - I'd have to give you the standard real estate agent answer, "Tat depends."  It depends on whether the home has a special feature such as a great view, a spectacular pool and area for entertaining, equestrian trails just out the back door...or if it simply has excellent curb appeal.  I look for the shot that would encourage me to pick this home from the hundreds of others that are similar and currently on the market.

I think the first picture somebody should see is the front of the house.  That's where they are going to come home to every night.  Unless of course it's on a beach, then take a picture of that!  :)

If the home is situated on a lake or mountain, it's all about the view.  So it really depends.  I'm most interested in seeing a picture of the front exterior.  If the main photo is an interior shot I always get suspicious.  It's surprising how some agents take lousy photos for MLS.  That sure doesn't help market the property!

I always get suspicious if there is a picture of the front of the house and nothing else...

Hello Dinah!

In our market in the Atlanta area the buyers want it all.  They want to see the front of the house first.  I have gotten many responses from buyers that if the front of the house is not in the first photo it must be really ugly.  Sometimes there is only one photo, so it needs to count. i

I get calls from buyers when there is only one photo, They want and expect more.

On the internet, I would say that the main photo of the house is the most important.  Isn't that the one that makes the buyer actually want to look at more pictures?

90 percent of my listngs and sales are lake front.  And when this is the view... I think it's what sells.  So when I have a fantastic view I market it.  If I have a great house on an okay lot I market the house.  So I think it's unique to every deal.

There are other times yet, when I'd really like to take a photo of the landscaping and flower gardens...

And then there are those times it's hard to find a Good picture anywhere at a property.  And I've used some very clever ideas then.

I feel the front of the house is the best photo to show first.  With many of the buyers they will be lookng on the internet first and running around trying to find the house to do a drive by.  Being able to recognize the house they are looking for allows them to be at ease and concentrate on the surroundings and not wonder if they are at the right plae.

Dinah, the front of the house is the traditional first photo, but I think it could be a view or a unique feature. I sell alot of lakefront homes and the view is important, however, our MLS has made a front view mandatory for the main picture! So the good stuff follows!
