All are excellent points.  The one "DO USE BANK OWNED COMPARABLES, DON'T USE SHORT SALES" is right on target.  A short sale list price means nothing because the seller doesn't care what it is and the bank hasn't agreed to it.  Your 42:1 ratio is outta sight.  For comparison, one of my listings had 14 showings and 3 offers.  Sounds good until I add that the owners rejected them all, grrrrr.
